MAINTENANCE SUPERVISOR
Immediate Supervisor:
Property Manager The Lead Maintenance Technician plays a vital role in the overall operations of the community by overseeing the maintenance department and taking a hands-on approach to completing all projects. This position is responsible for leading, training, and developing the maintenance team to meet REEP's high standards for safety, appearance, and operational excellence — all while staying within approved budget guidelines. Primary Responsibilities I. Personnel Establish daily work schedules for the maintenance team by reviewing service requests with the Property Manager to ensure all work orders are addressed within 24 hours. Implement and uphold preventative maintenance programs for all communities, ensuring compliance with OSHA, state, and federal safety regulations. Train and mentor maintenance staff to maintain excellent make-ready standards, curb appeal, and overall property appearance. Promote professionalism through consistent team communication, appearance, and conduct. II. Maintenance Conduct daily physical inspections of the property to identify and address maintenance needs, safety concerns, and potential upgrades. Diagnose and perform routine maintenance and repairs on apartment units and common areas, ensuring timely completion and quality results. Share on-call responsibilities with the Assistant Maintenance Technician and ensure all resident service requests are responded to within 24 hours. Diagnose and repair HVAC-related issues, ensuring comfort and efficiency for all residents. Perform additional duties as assigned. III. Administrative Maintain accurate inventory and manage approved purchases of tools, equipment, and supplies while keeping expenses within budget. Evaluate and recommend vendors and contract services to ensure quality and cost efficiency. Ensure all chemicals, tools, and equipment are properly stored, used, and maintained according to company policies and safety standards. IV. Physical Demands This position requires the ability to perform essential maintenance tasks that are physically demanding and may involve: Frequently standing, walking, bending, stooping, crouching, kneeling, or climbing ladders and stairs. Lifting, carrying, pushing, or pulling materials and equipment weighing up to 75 pounds unassisted. Working in a variety of environments, including outdoor conditions, confined spaces, rooftops, and areas exposed to heat, cold, and humidity. Operating power tools, machinery, and maintenance equipment safely and in compliance with all safety standards. Maintaining sufficient vision, hearing, and dexterity to identify maintenance issues, perform repairs, and ensure safety. REEP the Benefits! Qualifications Minimum 3-5 years of maintenance experience in a multi-family or commercial property environment. Minimum 1-2 years of supervisory or lead maintenance experience preferred. EPA Universal Certification and HVAC certification strongly preferred. Proven ability to troubleshoot and repair plumbing, electrical, HVAC, carpentry, and appliance issues. Working knowledge of safety regulations, building codes, and OSHA requirements. Strong organizational, communication, and leadership skills. Must possess a valid driver's license and reliable transportation. Availability for on-call rotation and emergency maintenance requests as needed.
