Maintenance Supervisor (Portfolio Specialist)
Compensation:
$30.00 - $32.00 / hour (Full-Time)
Portfolio:
Two neighboring communities (117 units total) Position Overview Elevated Asset Management is seeking a highly motivated, technical, and dependable Maintenance Supervisor to manage the physical operations of two small apartment communities in Texas City. This is a unique "Working Supervisor" role. You will have full autonomy over the maintenance department for both sites (117 units total). While there are no direct staff reports, you will act as the primary lead for all technical repairs and the project manager for all third-party contractors. We are looking for a professional who takes pride in property ownership and can maintain high standards with minimal supervision.
Core Responsibilities Service Excellence:
Personally diagnose and resolve all resident service requests including HVAC, plumbing, electrical, and appliance repair. The "Turn"
Specialist:
Manage the make-ready process for two communities. While we outsource heavy labor (painting, flooring, and resurfacing), the Supervisor is responsible for the final "technical" turn: hardware installation, fixture updates, and a 100% functionality audit.
Contractor Management:
You will oversee, and inspect the work of painting, flooring, and cleaning crews to ensure performance meets company expectations.
Curb Appeal & Grounds:
Maintain the daily physical integrity of the community. This includes morning grounds-checks/trash removal to ensure the property is tour-ready every day.
Preventative Maintenance:
Develop and implement a proactive maintenance schedule for all major mechanical systems and common areas to prevent emergency failures.
Safety & Compliance:
Maintain accurate SDS records, perform monthly safety audits (smoke detectors, emergency lighting), and ensure compliance with EPA and OSHA regulations.
Technical Skills & Requirements HVAC Mastery:
Diagnosis and repair of residential A/C and heating systems. Universal EPA Certification is required.
Plumbing & Electrical:
Advanced knowledge of water heaters, plumbing, shut-offs, breakers, and circuitry.
Appliance Repair:
Ability to troubleshoot and repair major kitchen and laundry appliances.
General Trades:
Proficiency in carpentry, locks, fencing, lighting, and minor masonry.
Tech Savvy:
Ability to use mobile property management software to close work orders, upload photos of repairs, and track inventory in real-time.
Schedule:
40 hours per week. Must be available for an on-call schedule to handle after-hours emergencies.
Qualifications Experience:
Minimum 5+ years of experience in multifamily property maintenance or a related field.
Tools:
Must possess a comprehensive set of personal hand, power tools, and gauges.
Mobility:
Must have a valid driver's license, active automobile insurance, and reliable personal transportation to travel between the two sites.
Physical:
Ability to stand for long periods, bend, stoop, squat, kneel, lift up to 50 lbs, climb ladders and stairs, and work comfortably in the Houston climate (indoor/outdoor).
