The Maintenance Supervisor at this property is responsible for keeping properties current and functional by providing consistent and ongoing maintenance. This position requires constant manual labor and the ability to pinpoint specific areas that require attention and address them immediately. In this supervisor role you will need to lead others and interact with tenants and other employees.
Duties & Responsibilities:
Plumbing Diagnose and replace heater pan parts, gas valves, and anodes
  • repairing water heaters Replace water heaters and expansion tanks
  • check for proper flue draw Repair pex lines and solder copper Landscaping Operating sprinkler clocks, programming, and repair of sprinkler heads Checking building landscaping and reporting of any items that need to be repaired or replaced
  • service requests written and addressed promptly Winterize sprinkler systems Repairing lawnmowers, blowers, etc.
Lock and Key Know how and where to drill broken locks to remove without damaging the door or frame Using other means to gain entry into broken locks without damage Cutting doors to install lock sets Know proper procedures to adjust and set the key cutter Carpet Know several types of carpet and how they are made so you can make the best choice on which to use for different situations Electrical Sizing wire to match amperage draw
Appliance Stove:
repair or replace elements, burners, ignitors, stove knobs, blower, gas valve, and leak detection
Microwave:
repair or replace door switches, fuses, magnetron, turn table motor, etc.
Washer:
repair or replace pumps, timer, lid lock, water fill valve, splutch, etc. HVAC Repair or replace induction motors, gas valves, and blower motors on gas heaters Repair or replace water isolation valves, water pump, check valve, air bleed valve, mixing valve, and bower motors on hydronic heaters Repair or replace condenser fan motors, metering device (TVX valve or piston style), compressor and filter dyers, and capacitors for AC condensing units Leading proper procedures for charging the AC system using proper tools and safety EPA certification Pool Care Training CPO certification Winterize the pool and splash pad areas Summer start-up of the pool Maintenance of sand filter, jets, and chemical readings Roofing Replacing and repairing ripped shingles due to wind damage Building Exterior Repair or replace flashing, soffits, gutters, downspouts, stucco, light fixtures, emergency lighting, photocells, and lighting contractors Repair or replace stair treads by welding or bolt-on Garage Door Replacing door panels and realign the doors Rewrap cables and adjust spring tension Required to be on-call, rotating shifts, can occur nights, weekends, and holidays Assist with additional needs that Mountain States Property Management may require to help residents in anyway Make ready units for new tenants looking to move in Help train new maintenance technicians when they are hired
Required Skills:
General maintenance skills Basic welding and training Be able to read a wiring diagram and schematics Tools and equipment needed to repair roof damage Heavy machine operation Hand and power tool operation Effective communication skills Ability to read blueprints Appliance repair
Experience and Education:
1-3 years of maintenance supervisor experience High School Diploma or equivalent CPO certification preferred
HVAC / EPA
preferred
Physical Requirements:
Ability to stand for extended periods of time Twisting, bending, stooping, walking, reaching over your head Carry up to 50 lbs.
