Full-time Operations & Maintenance Manager Location:
Farmville, VA Walk2Campus is seeking a full-time Operations & Maintenance Manager (OMM) who thrives in a hands-on role. This position is about more than managing from behind a desk—you will be out in the field daily, identifying operational challenges, creating solutions, and working side-by-side with your team to implement projects that improve our properties and enhance the student living experience. A successful OMM is customer-focused, proactive, and detail-oriented. You take pride in walking properties, spotting issues before they become problems, and rallying your team to complete projects that make our communities shine. Primary ResponsibilitiesOperations
  • Supervise, lead, and work directly with the maintenance and grounds staff, providing daily direction, coaching, and support.
  • Walk properties at least twice weekly, personally identifying maintenance and curb-appeal needs and ensuring timely follow-up.
  • Prioritize, assign, and review work orders, ensuring compliance with company standards.
  • Develop, implement, and oversee preventative maintenance plans to keep assets in top condition.
  • Take ownership of property improvement and renovation projects—from identifying needs and building plans to coordinating vendors and working alongside your team to complete projects.
  • Partner with the VP of Construction to manage capital improvement projects, renovations, and facility upgrades.
  • Select and manage vendors/subcontractors, monitoring quality and budget.
  • Direct post move-out inspections, coordinate turn teams, and ensure on-time delivery of "move-in ready" apartments.
  • Participate in bi-weekly market meetings and review daily operating analytics to track progress and identify new opportunities.
  • Share in on-call responsibilities and respond to urgent issues as needed. Budget
  • Manage maintenance staffing levels and hours to align with budget goals.
  • Monitor and control expenses related to maintenance operations, CAPEX, and market-level budgets. What We're Looking For Our best OMMs are hands-on leaders who:
