Full-Time Position Overview We are seeking an experienced and highly motivated Maintenance Supervisor to oversee the maintenance operations of our residential and/or commercial properties. The Maintenance Supervisor will be responsible for leading the maintenance team, ensuring timely completion of work orders and preventive maintenance, maintaining the property in excellent condition, and responding to maintenance emergencies as needed. The ideal candidate is a hands-on leader with strong technical knowledge, excellent problem-solving skills, and the ability to manage employees, vendors, and multiple maintenance priorities. Key Responsibilities Supervise, train, schedule, and manage maintenance technicians and other maintenance personnel. Assign and monitor daily work orders to ensure repairs are completed accurately and promptly. Inspect completed work and maintain high standards of quality and customer service. Develop and oversee preventive maintenance programs for building systems and equipment. Diagnose and coordinate repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, and general building maintenance. Respond to emergency maintenance issues, including after-hours situations when required. Monitor the condition of the property and identify maintenance, safety, and capital improvement needs. Coordinate and supervise outside vendors and contractors. Obtain estimates, manage purchasing, and control maintenance expenses and inventory. Ensure maintenance work is performed in compliance with applicable safety standards and company policies. Maintain accurate work order, maintenance, inspection, and inventory records. Conduct regular inspections of buildings, common areas, mechanical systems, grounds, and equipment. Work closely with property management to prioritize maintenance needs and address resident or tenant concerns. Ensure vacant units or suites are inspected, repaired, and prepared for occupancy in a timely manner. Qualifications Minimum 5 years of maintenance experience , preferably in multifamily, commercial real estate, hospitality, or property management. Previous supervisory or team leadership experience strongly preferred.
Strong working knowledge of:
HVAC systems Electrical systems Plumbing General carpentry and repairs Drywall and painting Preventive maintenance Ability to troubleshoot and resolve maintenance issues independently. Strong organizational, communication, and leadership skills. Ability to prioritize multiple assignments in a fast-paced environment. Experience managing vendors and contractors preferred. Ability to lift and move materials and equipment as required for the position. Valid driver's license and reliable transportation required.
