Richmond, VA Job Description The Lead Maintenance Technician performs skilled maintenance, repair, and preventative maintenance for the Garden's buildings, facilities, equipment, vehicles, and recreational water features. This position works independently on a variety of maintenance projects, responds to facility needs, and provides direction to maintenance staff, temporary employees, and contractors as assigned. The ideal candidate has 2-3 years of experience in facilities maintenance, as a maintenance technician, handyman, or similar role, along with strong mechanical and troubleshooting skills. Responsibilities Perform routine, preventative, and corrective maintenance and repairs to buildings, facilities, equipment, and infrastructure. Troubleshoot basic plumbing, electrical, carpentry, mechanical, and HVAC issues. Inspect facilities and equipment and identify maintenance, repair, and safety needs. Safely operate and maintain hand and power tools and maintenance equipment. Oversee the supervision of maintenance, seasonal, and temporary personnel, which includes work allocation, training, promotion, enforcement of internal procedures and controls, and problem resolution; evaluates performance and makes recommendations for personnel actions; motivates employees to achieve peak productivity and performance. Maintain and repair the Garden's vehicle and equipment fleet, including utility carts, golf carts, road vehicles, tractors, and related equipment. Perform routine maintenance and repairs of pools and other recreational water features, including pumps, filters, plumbing, and related equipment. Monitor water quality and maintain compliance with applicable health codes and safety standards. Maintain maintenance and service records and respond to work orders. Coordinate with contractors and vendors when specialized repairs are required. Follow Garden safety policies, OSHA requirements, health codes, and other applicable regulations. Perform other duties as assigned. Skills and Abilities Knowledge of general building, facility, vehicle, and equipment maintenance. Knowledge of basic plumbing, electrical, mechanical, carpentry, and HVAC systems. Knowledge of pool and recreational water-feature systems and applicable health and safety standards. Knowledge of preventative maintenance and troubleshooting practices. Skill in diagnosing and repairing maintenance, mechanical, and equipment problems. Skill in safely using hand tools, power tools, and maintenance equipment. Skill in maintaining and repairing vehicles, golf carts, tractors, and other equipment. Skill in prioritizing maintenance needs and managing multiple tasks. Skill in providing direction and training to temporary and maintenance personnel. Ability to work independently and with limited supervision. Ability to troubleshoot problems and determine when additional assistance is needed. Ability to follow technical instructions, safety procedures, and applicable regulations. Ability to communicate effectively with staff, contractors, and vendors. Ability to work safely in indoor and outdoor environments and varying weather conditions. Understanding of OSHA guidelines, local building codes, and safe chemical/hazardous material handling. P h y si ca l Demands / Working Conditions Must be able to move throughout the 82-acre Garden property, as needed. Ability to stand, walk, bend, stoop, climb, kneel, and work in various positions for extended periods. Ability to occasionally lift and carry materials and equipment weighing up to 50 pounds. Ability to work indoors and outdoors in varying weather conditions. May require occasional evening, weekend, or holiday work to support Garden events and operations. Work may involve exposure to dust, noise, chemicals, machinery, and other typical maintenance conditions.
