We believe every building we create, and every part of that building, positively contributes to communities where people live, work and playJob DescriptionThe Maintenance Manager will manage and assist in the completion of the day-to-day activities involving the maintenance of the building/facility, equipment and machinery including HVAC, building lighting systems, production lines, grounds keeping, and overall facility appearance. Manage and coordinate the work of employees who repair and maintain building/facility, equipment, and machinery. Oversee engineering, design and installation phases of new equipment, line upgrades, and other capital projects. Manage the preventative/predictive maintenance and Maintenance Work Order Systems. Ability to create and manage budgets related to facility, repair, and labor. Work with Cornerstone's Core Values in mind: Safety, Integrity, Innovation and Teamwork. This position reports directly to the Plant Manager.
DUTIES AND RESPONSIBILITIES
Responsible for communicating daily with all levels of employees in order to assist in resolving problems and achieving company goals. Continue to drive reductions in maintenance downtime which results in higher production output and labor efficiencies Prepare work schedules, assign work, and oversees the work product. Oversee construction and repair projects. Manage the work order system designed to establish priority and control over maintenance requests from plant personnel. Ensures that work order requests are completed in a timely fashion. Arranges for the procurement of outside contractors to carry out specific maintenance and repair assignments. Adjusts maintenance programs to insure conformance with insurance policy requirements. Coach, counsel and manage performance of direct reports. Develop and maintain Preventive Maintenance Schedule program for applicable equipment and machinery. Arrange for and manage, appropriate third-party contractor support, as needed. Responsible for capital projects and cost control. Prepare budgets and secure estimates and cost quotes as needed. Enforce sound safety and housekeeping practices. Procure and manage spare parts inventory. Communicate daily with the Plant Manager and internal personnel from Production and Quality Control in order to assist in resolving problems and achieving company goals. Responsible for engineering, design and modification/installation of existing and/or new (capital) equipment. Compiles and maintains drawing and records on plant facility. Issues purchase orders. Keeps equipment and work area clean and orderly. Promotes 5S adherence. Ensure compliance with federal and state laws. Perform all duties in a safe manner. Solid knowledge of schematics and blueprints. Comfortable working in a fast-paced environment. Effective communication and people management skills. Responsible for the waste and recycling programs at the facility. All other reasonable duties, as assigned. QualificationsQualifications Bachelor's degree in Industrial Technology, Management, Mechanical Engineering, Electrical Engineering or related discipline or equivalent combination of education and experience Minimum of 5 years of progressively responsible maintenance experience in a manufacturing environment; 2 of which must have been in a management/supervisory capacity Experience in troubleshooting electrical, mechanical and pneumatic repairs Demonstrated oral and written communication skills combined with the ability to coach, train and mentor all levels of associates Ability to develop and play a team member role with other plant members Flexibility to work overtime and weekends, as well as off shift as required Analytical and mathematical orientation with ability to summarize and present clear and concise reports required Proficiency with personal computers and Microsoft Word and Excel programs required Knowledge of fire sprinkler testing procedures and systems preferred Additional InformationAll your information will be kept confidential according to EEO guidelines.
