Job Description

Schedule:
Monday•Friday 8:00am•4:30pm, ALL Federal holidays off and paid. This position will be a part of the North Kitsap team, working at a variety of Housing Kitsap properties.
Pay:
$26.54 to $28.16 per hour

The Regional Maintenance Lead is a working supervisory role responsible for providing skilled maintenance services while also overseeing the daily activities of assigned Maintenance Technician I and II staff. This position ensures compliance with Housing Kitsap standards, maintenance policies, and regulatory requirements while promoting high-quality, cost-effective service delivery across multiple properties. Regional Maintenance Leads are accountable for meeting unit readiness goals, coordinating property repairs, and ensuring that work performed by maintenance team members meets agency expectations for safety, timeliness, and professionalism. Regional Maintenance Leads are expected to model excellence in maintenance operations and serve as the primary point of accountability for the maintenance performance of their assigned region. This includes supporting capital projects, mentoring junior staff, ensuring timely communication with the Maintenance Procurement & Work Order Clerk, and documenting key information related to work order and unit turn progress. General Responsibilities Observe/follow guidelines on confidentiality rights of residents and respect their privacy. Maintain accurate record of hours worked and turn in timesheets and mileage records on schedule. Contribute to and support a positive, team-oriented work environment. Complete daily entries into Yardi on time worked, work order status, etc. Proficient in work order systems (Yardi, Yardie Mobile) Goal Setting and Communication Set clear expectations with team members and hold them accountable to performance standards. Contribute to the continuous improvement of Housing Kitsap maintenance operations. Actively participate in team meetings. Provide feedback to the Maintenance Operations Manager regarding personnel performance, long-term repair needs, and staffing challenges. Communicate effectively with tenants, staff, vendors, and agency partners. Participate in training and coaching to enhance technical and leadership skills. Support a respectful, team-oriented workplace culture. Budget/Fiscal Ensure cost-effective use of labor, tools, and materials. Review and verify time entries, material usage, and receipt submissions by team members. Communicate regularly with the Maintenance Procurement & Work Order Clerk to ensure appropriate supply management. Authorize emergency purchases in accordance with Housing Kitsap policy. Knowledge, Skills & Abilities Strong knowledge of multiple skilled trades and their application in residential property maintenance. Proven ability to lead a team, resolve conflict, and promote accountability. Effective communication and documentation skills. Proficiency in interpreting building codes, inspection standards, and agency maintenance policies. Experience with Yardi or similar work order systems. Ability to manage multiple priorities and meet deadlines.
Minimum Qualifications:
High School diploma or equivalent required. Five years of progressively responsible experience in property maintenance, including at least two years in a supervisory or leadership role. Must have experience and be able to use the following modern office business equipment: computer, telephone; and other equipment as technology evolves and needs arise; Possession of, or the ability to obtain and maintain throughout employment, a valid Washington State driver's license with fully insurable driving record and auto insurance. Ability to pass a criminal background check for positions where the employee will or may have unsupervised access to children, developmentally delayed persons, or vulnerable adults. The employer will need to obtain the proper background and criminal history information pursuant to
RCW 43.43.830/832.
Work Environment:
Work requires the ability to sustain repetitive hand motion associated with the operation of hand and power tools; Ability to perform heavy manual labor in confined spaces, around high levels of noise; Must be able to sustain continuous physical effort including frequent bending, walking, climbing, Use physical strength to exert force and/or lift or carry objects weighing up to 50 pounds; Requires endurance to frequently move about from location to location, on foot and by various motor driven equipment or vehicle; Ability to hear and understand verbal and/or written instructions; Ability to communicate; Ability to negotiate rough terrain; Ability to walk, bend, kneel, crouch, stoop, reach, lift, carry, crawl, stand, sit, etc. in order to perform the duties/tasks associated with the job; Occasionally required to remain seated for extended periods; Work is performed inside or outdoors in a variety of weather conditions or depending on the assignment and the season of the year.
