Under the direction and supervision of the Director of Maintenance, the assistant director will plan, organize, coordinate, and manage the district custodial maintenance, and related activities. The assistant director will ensure oversight and supervision of the proper care, cleaning and maintenance of district buildings, grounds, and facilities. Additionally, the assistant director will inspect facilities; coordinate and prioritize work projects; and assign, review, and evaluate the work of assigned custodial and maintenance personnel. The assistant director will also coordinate the security efforts of the District. This position will be required to assist, coordinate, and fill in for the maintenance director during periods of absence.
Essential Job Functions:
This list of essential job functions is not exhaustive and may be supplemented as necessary. Depending upon individual assignment, the employee may perform all or a combination of several of the following duties:
Supervises an effective and efficient custodial service program; coordinates with each site administrator for custodial services support.
Work with District administrators and staff to coordinate the physical security program of the District.
Work with school staff to ensure that schools are complying with required security drills, policies, and procedures.
Attend regional and state school security training and meetings.
Recommend changes to security policies and procedures.
Supervises the performance of all custodial staff, evaluates performance of staff assigned after consulting with building administrators, assigns and reviews work of all custodial staff, and develops work schedules.
Assists the Director of Maintenance in managing the Maintenance Department.
Conducts custodial training classes, refresher classes, and maintains all documentation on custodial staff training and certification.
Communicates with district and site administrators, personnel, vendors, sales representatives, and others regarding cleaning supplies and materials, cleaning and repair needs, work orders, and pesticide application. Conducts district facility observations, provides reports to the site administrator and maintenance director. Evaluates, identifies, and implements custodial work in the scheduled cleaning program based on the outcomes of the reports.
Reviews and coordinates all substitute custodial hires with the Human Resource Department.
Monitor staff absences, on a daily basis, and fill vacancies utilizing the district's substitute placement and absence management system.
Controls expenditures in line with established budgets. Determines and recommends all custodial budgetary needs such as labor, materials, supplies, equipment, and contracted services. Provides realistic labor and materials cost estimates for project-type custodial work and prepares material requirements lists. Tests and evaluates new custodial equipment, materials, and methods to keep abreast of latest developments in the custodial field. Responsible for conducting staff interviews and recommending new hires/transfers; evaluates, trains, approves staff leaves and overtime, and disciplines assigned staff when necessary.
Responds immediately for emergencies which endanger life and district property; assists in cleaning and restoration work and prevention of further damage. Communicates with other district departments, general public, community groups, and outside agencies to ensure compliance with public health, safety, and district regulations.
Ensures the safe and responsible operation of assigned district vehicles. Routinely check buildings, grounds, and equipment to ensure proper maintenance and safety. Be familiar with all materials and equipment used in preventative maintenance of the building and grounds.
Must be able to work various shifts, when required, as a result of extra-curricular activities or emergencies.
Must be neat, clean, and dress appropriately.
Assist in upholding and enforcing school district rules, administrative regulations, and board policies.
Take all necessary and reasonable precautions to protect students, equipment, materials, and facilities.
Requires the use of multiple communication systems, such as electronic mail and computers.
Inspect school or district facilities for the purpose of ensuring that the site is suitable for safe operations, maintained in an attractive and clean condition, and/or identifying necessary repairs due to vandalism, equipment breakage, weather conditions, etc.
The employee shall maintain a consistent presence at the assigned work site(s) and work the regular work hours specified by the contract.
Professionally interact with colleagues, members of the public, and students.
Comply with all district policies and all applicable laws.
Perform special assignments and other duties as assigned or required by the supervisor.
Essential Physical Demands:

Must be in good physical health, capable of lifting up to 50 lbs, working at various heights, and perform various types of physical labor for an 8-hour shift.
Maintain the ability to stand, reach, lift, bend, kneel, stoop, climb, push, pull, and lift items weighing 50 lbs or less. Stand or walk 95 percent of the workday.
Job requires frequent squatting, bending, stooping or twisting at the neck and trunk while performing the essential job functions.
Required to stand and walk, use hands and fingers to handle or feel objects, and be able to hear or talk to others.
Must be able to climb and carry ladders.
Must be able to work in adverse weather conditions.
Must have the health and physical stamina to stand on feet for extended periods of time.
Ability to work quickly and accurately in a fast-paced environment.

Ability to effectively supervise assigned personnel with varied skills, skill levels, and shift hours; maintain a productive and efficient team relationship, and properly utilize personnel administration tools such as evaluations, disciplinary action, and training to improve performance.
Ability to monitor and administer budgets and ensure sound fiscal management of district assets.
Ability to coordinate planning with other program supervisors.
Knowledge of supervisory practices and procedures. Knowledge of heating, plumbing, and electricity.
Knowledge of painting, repair, and maintenance.
Must be able to operate tools, power or hand, which is related to performing any of the essential job functions.
Must have a basic understanding of general building maintenance.
Must be pleasant, cooperative, and able to work with students, teaching staff, co-workers, and the public.
Knowledge of proper English grammar, spelling, and usage in both oral and written communication. Demonstrates ability to communicate clearly and effectively in both oral and written communication.

Minimum Qualifications:
Preference for five (5) or more years of progressively responsible custodial or building maintenance experience, including crew supervision in a large and complex multi-facility organization.
High School diploma or equivalent (documentation required at time of application)
Required to have a valid First Aid card including CPR and training for
HIV/AIDS
procedures.
Successful Washington State Patrol and Federal Bureau of Investigation Fingerprint Clearance.
Valid Washington State driver's license or evidence of mobility.
Proof of Immunization (if born 1/1/57 or later).
I-9 Employment Eligibility in compliance with the Immigrations Reform and Control Act.
Completion of all districts-required training within thirty (30) calendar days from hire date.
Work Environment:
The work environment characteristics described are representative of those an employee encounters while performing the essential functions of this job. The employee may be required to deal with distraught and/or angry persons and may be exposed to infectious diseases carried by children. The noise level in the work environment is acceptable to this particular environment and can vary depending upon daily activity, but will remain within acceptable ranges.
Evaluation:
The Supervisor of Custodial Services shall be evaluated periodically by the Director of Maintendance, pursuant to the currently established district procedures and evaluation criteria. The process shall include an evaluation of the employee's performance of the above essential job functions, essential physical demands, and desired skills.
