Job Description

Kirkland Landscapes LLC is a landscaping company serving the Seattle and Eastside area. We provide landscape maintenance, enhancements, irrigation support, and commercial/HOA landscape services. Our company has been operating for over 15 years and has completed a wide range of commercial, HOA, public, and restoration landscape projects throughout the Puget Sound region. We are looking for a strong Maintenance Operations Manager / Account Manager to help lead our maintenance department, support our crews, improve client communication, and bring structure, accountability, and consistency to daily operations. Position Summary The Maintenance Operations Manager / Account Manager will oversee daily landscape maintenance operations, manage crew schedules, support crew leaders, communicate with clients, inspect job quality, and help ensure that maintenance work is completed safely, efficiently, and profitably. This role is ideal for someone who understands landscape maintenance, can lead field crews, communicates well with clients, and is comfortable holding people accountable in a fair and professional way. The successful candidate must be organized, dependable, proactive, and able to manage both people and details. Key Responsibilities Field Operations Plan, coordinate, and monitor daily and weekly maintenance routes. Support and supervise multiple landscape maintenance crews. Ensure crews arrive prepared, follow assigned routes, and complete work within budgeted hours. Monitor crew productivity, attendance, quality, safety, and professionalism. Visit job sites regularly to inspect work quality and identify issues before clients complain. Help resolve field problems involving equipment, staffing, scheduling, weather, or site conditions. Maintain clear communication between the office, ownership, crew leaders, and clients. Crew Leadership Lead weekly crew meetings and communicate expectations clearly. Train and coach crew leaders on quality standards, route completion, safety, and communication. Hold employees accountable for attendance, performance, job quality, and company policies. Build a respectful, productive, and team-oriented culture. Support Spanish-speaking crew members and ensure instructions are understood. Client and Account Management Communicate professionally with HOA managers, commercial clients, property managers, and homeowners as needed. Respond to client concerns, site issues, and service requests in a timely manner. Conduct site inspections and provide clear notes, photos, and recommended action items. Identify enhancement opportunities such as mulch, pruning, seasonal color, irrigation repairs, plant replacements, and cleanup work. Assist with preparing scopes, pricing, and proposals for small enhancement work. Scheduling and Administration Review route completion, time records, notes, and photos. Track budgeted hours vs. actual hours for crews and properties. Help manage labor planning, overtime, absences, and schedule changes. Coordinate with the office manager on client communication, work orders, and route updates. Use company software and mobile tools to document work, photos, notes, and issues. Quality and Safety Ensure company quality standards are consistently met. Identify recurring problems and implement corrective actions. Promote safe work practices, proper equipment use, PPE, and clean job sites. Help reduce callbacks, missed details, client complaints, and unplanned schedule disruptions. Qualifications Required Experience in landscape maintenance, grounds maintenance, or a similar field operations role. Experience supervising field crews or leading teams. Strong organizational and communication skills. Ability to manage schedules, routes, priorities, and daily changes. Comfortable using a smartphone, email, photos, and basic software systems. Valid driver's license and clean driving record. Ability to work outdoors and visit job sites regularly. Professional attitude with clients, crews, and office staff. Strongly Preferred Bilingual English/Spanish. Experience managing HOA, commercial, apartment, municipal, or property management landscape accounts. Irrigation knowledge, including controllers, repairs, troubleshooting, and seasonal startups/shutdowns. Experience estimating small landscape enhancement work. Knowledge of Pacific Northwest plants, pruning, weeds, turf, mulch, and seasonal maintenance. Experience tracking labor hours, route budgets, and job profitability. Pay:
$70,000.00 - $90,000.00 per year
