Maintenance Leader (full time)
Location:
La Crosse, WI Pay:
$65,000-$85,000 based on performance and experience
A Little Bit About Us:
ElevateOne Properties is a property management team that operates mainly small to mid sized multi-family properties in Wisconsin, SE Minnesota and NE Iowa based out of La Crosse, WI. We are not a traditional management company that manages for many owners. We only operate properties that we own and because of that, our residents are our only customers.

To elevate the living experience of our residents through exceptional property management.
What You'll Do In This Role:
Manage the scheduling and completion of work orders, unit remodels and unit turnovers between tenancy. Manage recurring preventative maintenance and upkeep on properties including the coordination of lawn care and snow removal. Implement and manage capex plans on all properties. Coordinate and schedule subcontractors when necessary. Streamline and optimize the process of renovating units and facilitating work orders. Manage budgets for larger projects. Manage inventory of tools, equipment and supplies. Hire, train and lead other maintenance technicians and crew members. Manage after-hours maintenance emergencies.

You've optimized a system to handle work orders in a timely manner. You've implemented a plan to ensure the recurring maintenance and upkeep on properties is being handled and properties are being well maintained. You are leading a team of others to complete unit remodels and turnovers with speed and quality. You maintain a capex plan that is proactive and not reactive. You maintain our tools and equipment insuring that our shop is clean, organized and functional. You are not just fixing things that break, you see the bigger picture and take ownership over the condition of our properties. You communicate effectively with subcontractors and third party vendors, ensure timeliness and budget. You "wow" our residents through handling maintenance issues quickly and definitively.
You're Probably A Match If You Have:
A "jack of all trades" skillset and understanding of all components of a building. Experience working on older buildings. An understanding of the balance between quality and budget. Experience leading others. Strong values, coachable and self motivation to succeed at whatever you do. A systems mindset around construction and remodeling. Experience using software to run jobs efficiently or willingness to learn. Other Stuff to
Know:
We are not just looking for an order taker and someone to fix things that are broke. We are looking for someone to take full ownership of the maintenance portion of our business through a systems oriented proactive approach. You will need to be able to balance being in the field working on properties and also spending time optimizing systems and leading others. All necessary tools and a maintenance van will be provided. This position is in the La Crosse area, however, you will be required to coordinate subcontractors for our Milwaukee area properties as well. You will be responsible for caring for nearly 250 rental units. This position has an opportunity to evolve and grow over time as we grow our team and portfolio.
