Job Description
Position Overview We are seeking a Licensed A/C Equipment Operator to support the Facilities Management Service Line at a Medical Center in Houston, TX. This role operates and maintains the hospital's Computer-Based Building Automation System (CBBAS) and central chiller plant — including multiple large-capacity centrifugal chillers, pumps, cooling towers, and associated HVAC equipment — on a 24/7 basis in direct support of patient care operations. Key Responsibilities
- Operate and monitor the CBBAS and chiller plant, including centrifugal chillers, pumps, cooling towers, and associated HVAC equipment, on a 24/7 basis.
- Perform routine surveillance, trending, and analysis of system parameters (temperatures, pressures, loads, alarms) and take corrective action, including adjusting setpoints and starting/stopping equipment.
- Perform preventive and corrective maintenance on air handlers, terminal units, cooling towers, pumps, steam humidifiers, and pneumatic/electronic controls per manufacturer and medical center PM schedules.
- Respond to emergent HVAC and refrigeration calls, including after-hours, investigate reported conditions, and restore service or escalate as needed.
- Exercise independent judgment in day-to-day chiller plant start-up, shutdown, troubleshooting, and repair; hold sole responsibility for after-hours engineering emergencies.
- Maintain detailed shift-by-shift operating logs, PM and repair records, alarm histories, and event logs in CMMS/Maximo or equivalent. Qualifications & Experience
- Current, unrestricted A/C license valid in a U.S. state, territory, or the District of Columbia.
- 5+ years of commercial or hospital HVAC operating experience.
- Chiller plant experience required.
- Building Automation System (BAS/CBBAS) experience required.
- Preventive maintenance and emergency HVAC response experience.
- English proficiency (read/write/speak); resume demonstrating relevant experience with supporting licenses/certifications.
- Must meet VA training requirements, pass OIG exclusion screening, and meet healthcare facility immunization/infection-control requirements. Compensation and Hours $43-$48/hour, depending on experience and certifications . Local hourly bill rate — Houston, TX market. 24/7 rotating shift coverage (7:30 AM-4:00 PM / 3:30 PM-12:00 AM / 11:30 PM-8:00 AM) Application Process
