This position would also upkeep the property grounds, common areas, while completing other tasks and responsibilities as assigned. The Service Technician I is responsible for maintaining the apartment community to ensure it is clean, presentable, and safe. This role assists the Service Technician II with service requests and unit turnovers while performing routine maintenance tasks and groundskeeping duties. The ideal candidate demonstrates attention to detail, excellent resident service skills, and the ability to learn and adapt to property management software systems.
ESSENTIAL JOB FUNCTIONS
Unlock laundry rooms, pool area, and clubhouse at the start of each day. Inspect and maintain the grounds, removing debris and litter throughout the day. Maintain cleanliness of laundry rooms, pool areas, and common spaces. Assist with landscaping and basic outdoor maintenance tasks as needed. Assist the Service Technician II in completing work orders in a timely manner. Perform light maintenance tasks under supervision, including minor plumbing, electrical, or appliance repairs. Complete unit turnovers, ensuring apartments are clean, functional, and ready for new residents. Notify Property Administrator of any major maintenance issues requiring attention. Respond to resident service requests promptly and professionally. Leave completed work order forms for residents with date, time, and any relevant notes. Communicate delays or issues to residents in a courteous and timely manner. Demonstrate proficiency in property management software systems for logging work orders and tracking maintenance activities. Maintain accurate records of completed work and supplies used. Assist with weekly reports or other administrative tasks as requested. Clean office windows. Vacuum all hallways, if applicable. Hose and degrease all refuse container areas. Maintain grounds by removing debris and litter. Wipe down all exterior light fixtures. Hose and degrease any soiled carport areas. Assist the Service Technician II with completing service requests in a timely manner. Assist with unit turnovers to ensure apartments are clean, functional, and meet Property Administrator guidelines. Assist with on-call maintenance duties as required. Ensure the property is well-lit for safety. Walk the property grounds for preventative maintenance. Maintain a well-organized, safe, and clean workshop at all times.
COMPENTENCIES

Flexibility to work in a fast-paced environment with changing priorities and emergency demands. Possess a minimum of 1 year maintenance/janitorial experience, preferably in an apartment community. Have a basic understanding of plumbing, electrical, and other apartment maintenance tasks. Good communication skills. Ability to follow instructions and take direction. Strong resident relations skills. Display actions of safety at all times.
OTHER JOB REQUIREMENTS
Ability to complete tasks requiring overhead work. Ability to lift, push, pull up to 50 lbs. Ability to lift and carry materials weighing up to 50 lbs. Ability to push, pull, bend and reach constantly. Ability to walk, stand constantly. Ability to walk up and down stairs safely frequently. Ability to communicate in English clearly in order to be understood by co-workers, residents, vendors and other local agencies. May perform other duties as directed. Must possess reliable transportation, a valid driver's license, and state-required automobile insurance coverage.
