Job Description

POSITION SUMMARY
The Maintenance Technician is part of a small team in charge of upholding the cleanliness and maintenance of apartment buildings. You will be heavily involved in the general maintenance of apartment buildings. In this role, you will need to be professional, and able to work independently and responsibly while observing all health and safety guidelines. Your responsibilities may include painting, cleaning, basic plumbing, and repairs. You should have experience utilizing a multitude of tools and an understanding of basic maintenance issues. Previous experience in apartment maintenance, carpentry, and/or knowledge of HVAC would be an advantage.
PRIMARY RESPONSIBILITIES
Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.) Maintain heating and plumbing systems to ensure functionality Inspect alarm systems (fire, protection) and schedule repairs when needed Perform manual repairs when necessary (fix locks, replace windows etc.) Undertake activities of pest control such as spraying insecticide Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned (painting, carpentry etc.) Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards Other assigned duties
MINIMUM REQUIREMENTS

Good physical condition and strength with a willingness to work overtime as part of an on-call emergency rotation. High school diploma or equivalent. Successful candidates will be required to undergo a comprehensive background check as a condition of employment. Excellent time management skills and ability to multi-task and prioritize work. Attention to detail and problem-solving skills. Excellent written and verbal communication skills. Strong organizational and planning skills in a fast-paced environment. A creative mind with an ability to suggest improvements. Excellent communication and interpersonal skills, with the highest level of integrity. Highly motivated with a strong desire and ability to learn quickly. Responsive and open to feedback and growth. Effective communication with all stakeholders, including employees, management, and other departments.
PHYSICAL REQUIREMENTS
Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance. Must be physically able to perform repairs when needed. Must be physically able to climb ladders, bend, or crawl into awkward spaces. Prolonged periods sitting at a desk and working on a computer. Must be able to lift up to 75 pounds at a time. #ZR
