Summary:

Our Service Technicians will work orders and professionally maintain the overall functionality and curb appeal at our community(s). Duties include, but are not limited to: Perform general appliance moves/repairs, carpet repairs, minor A/C, electrical repairs, carpentry/drywall work, painting, and plumbing repairs. Install appliances and electrical fixtures. Install, repair, and re-key door locks. Complete all service requests assigned while notifying Management of any delays, part issues/concerns, or work order discrepancies/inaccuracies. Report damage or safety hazards to Management. Perform all tasks associated with the apartment make-ready process. Perform community preventative maintenance and assist in community inspections. As required, enter and/or provide updates to service call related software systems. Participate in company training classes/courses and meetings. Perform all functions following OSHA standards, while utilizing IRTs PPE guidelines, safety procedures, and protocols located within our Standard Operating Procedures (SOP). Assist the service team in maintaining a clean and orderly maintenance shop/work areas. Participate in ongoing community improvement and preventative maintenance plans. Willing to perform similar work at nearby communities. Perform all related service duties assigned by Management. Requirements include but are not limited to: High school degree or equivalent. Previous experience performing property maintenance or equivalent maintenance responsibilities. The ability to frequently lift and carry up to 45 lbs., occasionally lift and carry up to 80 lbs., push and pull appliance dolly up to 200 lbs., move objects from one floor to another, frequently bend/stoop, twist, climb stairs/ladders, kneel, maintain balance, reach above shoulder height, walk, have a normal or corrected range of vision, hearing and communication skills. Ability to communicate both verbally and in writing including email. Possess and maintain EPA Certification I & II (or willing to obtain) and any other certifications required by law or by the company. Possess and maintain CPO Certification (or willing to obtain). Ability to work any of the seven days of the week throughout the calendar year. Ability to work weekends and after hours/weekends on call. Workday and workweek schedule may be subject to change, with appropriate notice, at any time Must possess working knowledge of Fair Housing laws, rules, and regulations. Complete on-going company education requirements as requested. Must have a valid Drivers License and dependable transportation. Must be able to operate motor vehicles, including company golf cart. Required travel, locally or out of state, up to 10%. Attend a multi-day, out of state training within 2 weeks of start date.
