Job Description

Position Description Job Title Maintenance Lead Reports To Property Manager Employment Status Non-supervisory, full-time equivalent (80 hours every two weeks) Overview Upper Valley Apartments & Self Storage seeks a Maintenance Lead responsible for hands-on maintenance, preventative care, and continuous improvement of a diverse property portfolio. This is a solo maintenance position with no in-person coworkers. The portfolio includes approximately 85 storage units, 48 residential apartments, one commercial space, and a 22-unit extended-stay hotel across seven properties located in the Upper Valley region of Vermont and New Hampshire, including Charlestown, NH; Hanover, NH; Lyme, NH; Hartland, VT; Hartford, VT; and Fairlee, VT. This role is operational and field-focused, with a high degree of autonomy and schedule flexibility. The position reports directly to the Property Manager and does not include direct supervision of employees. Key Responsibilities Property Maintenance & Improvements (Approximately 75%) Perform routine, preventative, and corrective maintenance across all properties Maintain building systems including basic plumbing, electrical, carpentry, painting, and flooring (within skill level and licensing limits) Identify deferred maintenance and proactively recommend incremental improvements Conduct regular property walks to assess condition, safety, and cleanliness Maintain exterior areas including common spaces, storage facilities, and grounds Ensure properties remain safe, functional, and presentable Sub-Contractor Coordination (Integrated Across Duties) Provide access to licensed sub-contractors Monitor work quality and completion Report issues, delays, or cost concerns to the Property Manager Unit Turnovers (Approximately 10%) Prepare apartments, hotel units, and commercial spaces for new occupancy Perform cleaning, minor repairs, painting, and fixture replacement Ensure units meet company standards prior to showing or occupancy Show apartments, hotel units, storage units, or commercial spaces to prospective tenants as needed Administrative Tasks & Errands (Approximately 10%) Track maintenance activities and completed work Assist with purchase of supplies, materials, and tools Run work-related errands including parts pickup, waste disposal, and trips to the bank and post office Communicate regularly with the Property Manager regarding priorities and progress Emergency Response (Approximately 5%) Respond promptly to property emergencies such as leaks, lockouts, heating failures, or safety issues Take immediate action to mitigate damage and coordinate emergency repairs when needed Schedule & Work Environment 80 hours every two weeks Daily schedule is flexible and may vary based on property needs On-call or after-hours response is required for emergencies Employer-provided truck available for work-related activities Qualifications & Skills Required Demonstrated experience in property maintenance Strong working knowledge of general building systems Strong problem-solving and organizational skills Valid driver's license and acceptable driving record Ability to work independently with minimal supervision Preferred Experience with mixed-use portfolios (residential, hospitality, storage, and commercial) Familiarity with preventative maintenance programs Physical Requirements Ability to lift up to 50 pounds Ability to climb stairs, ladders, and work in confined spaces Ability to perform manual labor for extended periods Compensation & Benefits Hourly rate of $25
