Job Description

JDC Management, LLC is hiring a full-time Maintenance Manager for apartment communities, Seven Farms and Seven Farms Village (42 Senior Units & 72 Family Units) on Daniel Island, SC. Key Responsibilities Maintenance Operations Perform and oversee completion of service requests including HVAC repair, appliance repair, electrical, plumbing, carpentry, painting, and general maintenance Ensure all work orders are processed daily and completed within 24-48 hours unless extenuating circumstances require additional time Record completed work orders in the OneSite property management system Complete the make-ready process for vacant apartments to maintain adequate unit inventory supporting leasing efforts Schedule and execute the Preventative Maintenance Program Perform quarterly unit inspections to identify maintenance needs and ensure compliance Provide 24-hour emergency maintenance response coverage Grounds & Common Areas Maintain grounds and common areas, including picking up trash and sweeping curb and dumpster areas Ensure the leasing office, common areas, and model units are clean, professional, and ready for business Vendor Management Solicit bids from and oversee vendors and contractors performing work on the properties Coordinate with vendors to ensure timely, cost-effective, quality outcomes Team Leadership Supervise, train, and provide direction to the on-site Maintenance Technician Maintain a professional, courteous manner with all residents, vendors, contractors, and fellow employees Adhere to and enforce established company policies and the Employee Handbook Complete special projects and other duties as assigned Qualifications Minimum of 3 years of apartment maintenance experience; equivalent experience in hotel maintenance, construction, or home repair will be considered Demonstrated proficiency in electrical, plumbing, appliance repair, carpentry, painting, cleaning, carpet repair and replacement, and air conditioning repair EPA Universal Certification (required) Supervisory experience with the ability to lead and motivate a small team Proficiency in OneSite or similar property management software preferred Strong communication skills with the ability to interact effectively with residents and all levels of management Excellent customer service skills and a resident-focused mindset Valid driver's license with a clean driving record Basic safety knowledge including proper lifting techniques Ability to regularly lift/move up to 50 lbs; occasionally lift/move 100+ lbs with assistance Physical ability to sit, stand, walk, stoop, kneel, crouch, and crawl as required Benefits 100% employer-paid medical, dental, and vision insurance premiums for employee-only coverage.
