Maintenance Technician

Maintenance Technician A Maintenance Technician is responsible for ensuring all properties are safe, well-maintained, and guest-ready at all times. This role focuses on preventative maintenance, quick repairs, and excellent communication with property management, cleaning teams, and guests when needed. The ideal candidate is highly skilled, reliable, and comfortable working independently in a fast-paced, guest-focused environment. Key ResponsibilitiesProperty Maintenance & Repairs Perform routine inspections and preventative maintenance on HVAC, plumbing, electrical, and appliance systems. Complete general repairs, including light carpentry, painting, drywall patching, lock changes, fixture replacements, and minor landscaping. Troubleshoot and respond quickly to urgent maintenance requests or guest-reported issues. Ensure all safety equipment (smoke detectors, carbon monoxide detectors, fire extinguishers) is functioning properly. Turnover Support Collaborate with housekeeping teams to resolve issues identified during guest turnovers. Verify properties are guest-ready by checking lights, TVs, Wi-Fi, thermostats, doors, windows, and overall functionality. Assist with inventory restocking and replacing worn or damaged items as needed. Guest Experience Provide occasional guest support for maintenance-related concerns while maintaining a professional and friendly demeanor. Protect guest privacy and uphold company standards in all interactions. Operational Duties Record all work orders, repairs, and materials used. Recommend long-term maintenance needs or capital improvements to management. Maintain an organized inventory of tools, supplies, and replacement parts. Ensure all work is completed safely and in accordance with property policies and local regulations. Qualifications Preferred experience in property maintenance, hotel/vacation rental operations, or a related trade. Some knowledge of basic electrical, plumbing, HVAC, and appliance repair. Ability to lift 50 lbs., climb ladders, and perform physically demanding tasks. Strong problem-solving ability and attention to detail. Valid driver's license and reliable transportation. Ability to work flexible hours, including evenings, weekends, and on-call rotations. Excellent communication and customer service skills. Preferred Skills (Optional) Pool/spa maintenance knowledge. Experience with smart home systems (locks, thermostats, Wi-Fi troubleshooting). Carpentry skills Drywall Finishing skills Work Environment Field-based role, traveling between rental properties.
