Job Description:

The Maintenance Technician and Groundskeeper are one of the key team members with a primary objective for protecting, maintaining, and enhancing the value of the communities. This is achieved through providing necessary maintenance needs to the units as well as the overall property safety and aesthetics. Responsibilities and Duties (Maintenance Technician): Perform general maintenance, repairs, and inspections on plumbing, electrical, A/C and HVAC systems Perform electrical repairs and replacement of light fixtures and related items Provide plumbing repairs, replacement, and /or installations includes repairing leaks and/or removing clogs Perform preventative maintenance to ensure all building systems operate efficiently Ensure an exceptional curb appeal by keeping the community grounds and buildings clean Responding to and completing service requests in a timely manner; communicate with Property Managers and/or residents regarding maintenance tasks. Preparing vacant apartments for move-in and ensuring all make-ready repairs and/or replacement (i.e. carpet cleaning, painting, etc) are completed timely Assist with other staff members in distribution of notices, and apartment inspections Provide excellent customer services to all residents, prospects and vendors ensuring all expectations are met

Knowledge, Skills, and Abilities:

Ability to safely operate some power equipment and tools, properly using protective equipment when necessary, and following safety protocols and procedures HVAC certification required or must obtain certification within 60 days of hire. (Company will sponsor training) Basic knowledge and understanding of appliances, electrical and plumbing repairs, carpentry, and painting (skill level varies base on position applied) Ability to professionally communicate with residents, co-workers, and management Must be detail oriented and have good time management skills Must be a Team Player with a positive attitude Must have basic computer literacy skills Must be able to work a flexible work schedule including night and weekends, and participate in a rotating on-call schedule for after-hours emergencies and assist other properties as needed.

Experience & Requirements:

High School diploma or equivalent is preferred 2+ years of relevant experience Must have own basic tools Must have a valid Driver's License and reliable transportation to respond to on-call emergencies when needed HVAC certification preferred (for Maintenance Technician position only) Must be able to pass credit/background check, and drug screening
