Job Description

Job Summary We are seeking a proactive and skilled Maintenance Technician to join our dynamic team. The Maintenance Technician is responsible for performing routine and emergency maintenance tasks to ensure the proper functioning and safety of the apartment complex. This role involves providing high-quality repair services, maintaining the cleanliness of facilities, and ensuring a safe and comfortable living environment for residents. The technician will collaborate with other team members and communicate effectively with tenants to address their maintenance needs.
Duties General Maintenance:
Perform general maintenance tasks, including but not limited to plumbing, electrical, HVAC, carpentry, and painting.
Repairs:
Troubleshoot and repair issues in apartments and common areas, such as leaky faucets, electrical problems, appliance malfunctions, and HVAC issues.
Preventive Maintenance:
Conduct regular inspections and preventative maintenance on building systems and equipment, including HVAC units, plumbing, electrical systems, and appliances.
Apartment Turnovers:
Assist with apartment turnovers between tenants, including cleaning, painting, and basic repairs to ensure units are ready for new occupants.
Safety Compliance:
Ensure that the apartment complex complies with all safety codes and regulations. Report safety hazards and respond to emergencies such as flooding or fire alarm malfunctions.
Customer Service:
Respond promptly to resident maintenance requests, and communicate clearly to ensure residents' concerns are addressed.
Inventory Management:
Maintain an inventory of supplies and equipment, ensuring all tools and materials are stocked and organized.
Record Keeping:
Maintain accurate records of repairs, maintenance tasks, and supplies used. Document work orders, inspection logs, and any other required reports.
Collaboration:
Work closely with other maintenance staff, property managers, and contractors to meet the needs of the property. Qualifications High school diploma or equivalent (trade certification or vocational training is a plus). Proven experience in a maintenance or repair role, preferably in a residential or apartment setting. Proficient in basic carpentry, plumbing, electrical work, and HVAC systems. Knowledge of building codes and safety regulations. Strong problem-solving skills and the ability to troubleshoot various maintenance issues. Excellent communication skills, both written and verbal. Ability to prioritize and manage multiple tasks effectively. Must be able to lift and carry up to 50 lbs, work in confined spaces, and be available for emergency repairs. Valid driver's license and reliable transportation (if required).
Preferred Qualifications:
Certification in HVAC, plumbing, or electrical systems. Previous experience working in residential property management or apartment complex maintenance. Knowledge of safety procedures and first-aid protocols. Availability for on-call emergency maintenance when needed.
Working Conditions:
Work in a variety of weather conditions and environments, including indoors and outdoors. Must be able to work flexible hours, including evenings or weekends, as needed. On-call responsibilities for emergency repairs may be required.
Pay:
From $18.00 per hour
