Maintenance Technician

Job Summary We are seeking a skilled and dedicated Maintenance Technician to join our team. The ideal candidate will possess a strong mechanical background, with the ability to troubleshoot, repair, and maintain various systems and equipment. This role is essential in ensuring the smooth operation of facilities and providing excellent customer service while addressing maintenance needs. Must carry their own Workers Comp policy. Responsibilities Perform routine maintenance and repairs on the property. Maintain accurate records of maintenance activities and repairs performed. Provide exceptional customer service by addressing tenant or client work order concerns promptly. These duties include but are not limited to: Painting, caulking, and patching holes as needed. Replacing electrical outlets, switches and light fixtures, and replacing burned out light bulbs for residents. Keeping doors, screens, and windows in good operating condition and repair. Making minor repairs to floors, walls, ceilings, or appliances. Changing or hanging mini-blinds. Minor plumbing repairs; including replacement or repair of toilets, faucets, hot water heaters, A/C units, and garbage disposals. Mowing and keeping the grounds clean from limbs and trash. Snow removal of sidewalks. Replace parking lot light bulbs. Grounds keeping including mowing, trimming, edging, shrub and tree trimming. On call for all emergencies - this may include lock-outs; which the resident will be charged a $25.00 fee per their lease. Maintenance will let the manager know of every lock out. Complete 'Vacates' in a timely fashion. Clean gutters twice yearly or more as needed, must document show documentation to management. Change out locks on doors when needed. Pull and clean A/C or PTAC units yearly or as needed, and assist with cleaning filters. Assist with any resident move-outs; such as cleaning the apartments and removing any unclaimed resident materials. Will assist the property manager in bi-yearly apartment inspections, this includes the checking of fire alarms, fire extinguishers, and call lights. The maintenance personnel will need to read and be aware of the properties "Rules and Regulations" and assist in the implementation of them. Property Manager would like a general bi-weekly timesheet submitted to the office, timesheets can be found in the office. Dump large outdoor ash trays periodically, located outside of the community center. Accepting sealed bids/applications for a ' Contractual Maintenance' position at a 31 unit, USDA-subsidized complex, for the Elderly & Disabled. Complex is located in LaCygne KS. Approximately 15 hrs. per week ( negotiable ). Job duties vary based on season & vacancies but include general maintenance duties; a specific job description will be given upon request.
