Job Description

SUMMARY:
The Maintenance Technician is responsible for performing general maintenance, repairs, and preventive upkeep of buildings, systems, equipment, and grounds within the retirement community. This role ensures a safe, comfortable, and well-maintained environment for residents, staff, and visitors while adhering to all safety and regulatory standards.
ESSENTIAL DUTIES AND RESPONSIBLITIES
Perform routine inspections, repairs, and maintenance of community buildings, apartments, and common areas (e.g., lighting, HVAC, plumbing, electrical, carpentry, drywall, and painting). Respond promptly to maintenance service requests from residents and staff. Conduct preventive maintenance on mechanical systems and community equipment according to established schedules. Maintain records of maintenance of work orders, inspections, and inventory of tools and supplies. Ensure all systems operate safely and efficiently in compliance with applicable codes and regulations. Assist with snow removal, landscaping, and other seasonal maintenance tasks as needed. Support emergency response efforts (e.g., power outages, water leaks, fire safety checks). Collaborate with housekeeping, nursing, and administrative staff to maintain a safe and welcoming environment. Report safety hazards or major maintenance concerns to the Maintenance Supervisor promptly. Maintain a professional, courteous, and respectful demeanor when interacting with residents and staff. Shampoos carpeting in hallways and lounges of apartment buildings, and all public areas of the Commons building as assigned. Removes snow and ice from streets, driveways, entrances, and sidewalks during snowstorms. Documents of work generated from Work Orders as it is completed. Adheres to safety standards and safe work practice policies/rules when performing job duties. Operates machinery such as tractors, loaders, trucks, snowplows, snow blowers, power tools according to manufacturer's instructions and facility policies. Operates Hill View vehicles in accordance with Hill View's Fleet Management program. Participates in fire safety and disaster preparedness drills in a safe and professional manner. Performs other duties as assigned.
OTHER JOB DUTIES
Complies with all company policies/procedures related to resident privacy/ confidentiality and information system security, to ensure compliance with the Health Insurance Portability and Accountability Act of 1996 (HIPAA). Observes facility policies and procedures, including Resident Rights policies. Performs job duties in an efficient, productive, and professional manner. Actively supports the implementation of Hill View's mission and statement of purpose. Participates in training, workshops, etc. to keep abreast of current issues/trends related to his/her job duties. Accept job assignments with positive spoken word and body language.
QUALIFICATIONS
Certifications Preferred:
HVAC, electrical, plumbing, or other relevant trade certifications.
Skills:
Strong mechanical aptitude and troubleshooting skills. Ability to read blueprints, technical manuals, and safety documents. Excellent communication and teamwork abilities.
EDUCATION AND/OR EXPERIENCE
High school diploma or GED required; technical or vocational training in building maintenance or a related field preferred. Minimum 2-3 years of maintenance or facilities experience, ideally in a healthcare or senior living environment.
PHYSICAL REQUIREMENTS
While performing the duties of this job, the employee is regularly required to use hands to finger, handle, feel and reach with hands and arms. The employee frequently is required to stand, walk, climb, stoop, crawl, balance, and talk or hear. The employee must regularly lift and/or move up to 100 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, depth perception, and ability to adjust to focus.
WORK ENVIRONMENT
While performing the duties of this job, the employee works in all areas of the facility. The employee is frequently exposed to fumes, airborne particles, toxic or caustic chemicals, and outside weather conditions. The employee is occasionally exposed to infectious waste and bloodborne pathogens. The employee is occasionally exposed to moving mechanical parts, high, precarious places, tight, enclosed spaces, risk of electrical shock, and vibration. The employee is frequently exposed to outside weather conditions including extreme heat, extreme cold, wet, and snowy, or icy conditions. Regularly works at heights, such as roofs, and climb/working on ladders. Occasionally required to work in tight, enclosed spaces such as "crawl" spaces. The noise level in the work environment is usually moderate.
