REPORTS TO
Property Manager SUMMARY Maintenance Technicians are responsible for assisting the Lead Maintenance in maintaining and enhancing the value of the apartment community. Maintenance Technicians often interact more with the residents than any other Team Member. Their role in providing residents comfort and functionality is often the single greatest reason for resident retention. Maintenance Technicians must always portray a professional, courteous, and "We Care" attitude.JOB DUTIES AND RESPONSIBILITIES
- Must be comfortable working in a fast-paced environment.
- Be pleasant, cheerful and helpful to residents when working resident service requests.
- Respond to resident service requests for repair and maintenance in a timely manner.
- Assist in make ready repairs and improvements of vacant apartment homes to meet move-in deadlines.
- Perform various apartment community maintenance and/or preventative maintenance as requested.
- Maintain awareness of required life safety repairs or major repairs to the apartment community, and works with the Lead Maintenance or Property Manager to address them.
- Move or transfers heavy objects, appliances and equipment from storage area to apartment homes (or vise-versa) as requested.
- Assist in monitoring inventory levels of spare parts and supplies.
- Assist in keeping the grounds and common areas neat and free of litter. Rakes, sweeps, shovels, power washes and picks up trash as circumstances warrant.
- Perform any additional duties assigned by the Lead Maintenance or Property Manager.
- Perform on-call emergency service as required.
- Comply with all OSHA regulations and any applicable laws regarding health, safety, or environment.
- Work closely with other Team Members to effectively represent the quality and professionalism of Tree of Life Equity Management.
- Represent Tree of Life Equity Management in a professional manner at all times.
QUALIFICATIONS
- Must be bilingual. English and Spanish.
- Minimum one (1) year of experience in hands-on general maintenance (i.e., plumbing, electrical, carpeting, painting, etc.).
- High school diploma or equivalent is preferred.
- Trade school and/or military training a plus.
- HVAC certification is preferred but not required.
- Must have a valid Driver's License.
- Submit to background check and drug screens upon request.
- Provide 2 Forms of ID showing eligibility to work in the US.
- Must possess a positive attitude and the ability to smile under all circumstances.
- Ability to support and contribute within a team.
- Strong oral and written communication skills.
- Must comply with policies and procedures outlined in the employee handbook.
- Must participate in training to comply with new or existing laws.
- Ability to work a flexible schedule, including weekends.

- Requires manual dexterity with normal hand/finger movement and coordination.
- Talking, hearing, and seeing are important elements of completing assigned tasks.
- Occasionally lifts, carries, positions, or moves objects weighing up to 50 pounds.
- Working environment is typically outside.
- May work non-traditional hours, including evenings or weekends to complete work or to attend meetings.
