Job Summary Maintenance Tech Two is a skilled position responsible for advanced maintenance functions including plumbing, electrical, mechanical, and infrastructure-related repairs. This technician supports both day-to-day operations and larger projects that enhance the safety, reliability, and appearance of the community. Tech Twos often provide training and direction to entry-level staff and may travel between properties as needed to support maintenance coverage. Key Responsibilities Execute assigned work orders and report progress to the Community Manager Provide exceptional customer service to residents, coworkers, and vendors Maintain community landscaping including mowing, edging, trimming, planting, and weed treatment Perform janitorial duties in common areas, restrooms, and amenities Complete basic painting, carpentry, and general repair tasks Identify and report water leaks or other visible maintenance concerns Clean, monitor, and troubleshoot lift station pumps; pull pumps and check amps Run sewer machines and identify causes of blockages Reset GFCI outlets and replace 120v outlets and photocells Use hand tools such as drills, saws, and tape measures proficiently Locate, repair, and pressure test up to 2" water main and service lines Adapt and repair piping systems (copper, galvanized, brass, PVC, terra cotta) Replace kitchen and bathroom plumbing fixtures Repair leaks in water and sewer lines Replace ceiling fans, light fixtures, and appliances Troubleshoot HVAC thermostats and perform basic diagnostics Make minor concrete and asphalt repairs Maintain and repair equipment such as golf carts, mowers, and weed trimmers Prepare COH for sale or rent and support ongoing curb appeal Maintain vacant lots to company standards Complete and follow preventative maintenance schedules Travel to nearby communities as needed to support maintenance efforts Respond to emergency calls, including at other Bedrock locations Identify operational or curb appeal opportunities and propose solutions Coordinate with vendors and assist in defining scopes of work Follow all safety procedures and company policies Perform other duties as assigned Requirements and Qualifications High school diploma or equivalent required Minimum 2 years of experience in general maintenance, plumbing, or electrical work Strong problem-solving and troubleshooting abilities Proficiency with a wide range of tools and repair techniques Ability to lift up to 100 pounds and work outdoors in all weather conditions Must speak, read, and write English effectively (bilingual a plus) Must have a valid driver's license, reliable transportation, good driving record, and proof of insurance Must provide a basic set of hand tools Must pass a background check Compensation Hourly position: starting at $19.00/hour, based on experience Eligible for overtime and performance-based incentives Three weeks paid vacation and eleven paid holidays annually Medical, dental and vision insurance available Life/AD&D Insurance Short and long-term disability coverage Bedrock Communities is proud to be an Equal Opportunity Employer.
