Job Description

Overview Join our dynamic team as a Maintenance Technician and become a vital part of ensuring the seamless operation of our facilities. In this energetic role you will be responsible for maintenance activities of communities to ensure that they are maintained in a sanitary, attractive, and orderly condition, in good repair, free from hazards. Making sure the community is free of any hazards caused by electrical, plumbing, ventilation, heating and cooling systems. Maintaining building and all systems in compliance with applicable DOH, OSHA, safety and fire regulations, and federal, state and local building codes. Duties Follows a preventive maintenance program and record keeping system to maintain a physically functional Community at the highest attainable level. Maintains Community profile and physical plant history by maintaining complete documentation of all maintenance activities including accurate records of all replacement parts and materials used. Performs all routine maintenance and repair work included but not limited to: window washing, landscaping, snow removal, light bulb changes, daily floor cleaning of public spaces, etc. Pick-up work order requests daily and establishes priority. Maintains electrical and mechanical and plumbing equipment in good working condition; adjusts functional parts of devices and control instruments, lubricates and cleans all accessible mechanical equipment and their related parts, changes filters, lubricates drug carts, housekeeping carts etc. Repairs and maintains outdoor furniture; Reports serious mechanical failures and problems to Administrator. Checks light bulbs and exit lights, heat and water temperatures, circuit breakers and call light systems for each room and makes adjustments; Maintains the temperature log and emergency call systems. Cleans lint, dust and dirt from dryers, vents and heat registers; Cleans condenser coil in refrigeration units and H.V.A.C. units; Washes garbage cans; Washes windows and insect screens outside the building. Keeps grounds cleared of debris; Collects and disposes of leaves and refuse in keeping with local code. Performs resident room maintenance as required or directed. Performs work orders as issued Insures proper functioning of back-up emergency supply if it exists, by testing once per month and documenting in log as required. Participates in the direction of monthly fire drills; Checks all fire extinguishers for correct position, charges and storage; Check emergency / fire doors for proper closure as required and make necessary adjustments. Maintains a system of keying for Community along with "Key Master." Provides 24- hour "on-call" service to the Community in case of emergency. Attends on-the-job training for new employees; and attends periodic staff meetings. Coordinates work of department with work of other departments; attends and participates in scheduled in-service programs, staff meetings and department head meetings; assists in developing departmental procedures and promotes employee stabilization and productivity; maintains required records and reports. Performs any miscellaneous work assignments as may be required. Attends In-service training for department employees... Prepares resident rooms for move-in incompliance with move-in checklist. Includes cleaning out of room after resident moves out, painting and cleaning of carpet and following up with housekeeping. Requirements High School Diploma or equivalent. Must be able to read, write and speak English. • Ability to move intermittently throughout the workday, inclusive of sitting, standing and bending, pushing, pulling or moving of objects. Excellent communication skills to document work performed clearly and collaborate with team members effectively.
