Reports To:
Community Manager or Regional Property Manager Pay Range $23.00 - $24.00 per hour , depending on experience and skills. This pay range is provided in compliance with California Pay Transparency laws. On-site housing is included with this position, subject to availability and separate housing agreement. Housing is provided as a benefit of employment and does not affect the hourly pay rate. Plus, eligibility for a potential $500 annual bonus. Job Summary The Maintenance Technician is responsible for the routine maintenance, repair, and overall condition of the community, including common areas, buildings, and systems. This role works with maintenance staff, coordinates vendors, and ensures compliance with safety regulations while supporting a clean, safe, and well‑maintained property. This is a non‑exempt, hourly position eligible for overtime in accordance with California wage and hour laws. Essential Responsibilities Perform and oversee maintenance of buildings, grounds, and common areas Conduct regular property and safety inspections; identify and correct hazards Complete and prioritize maintenance work orders Support Community Manager and maintenance staff with daily, weekly, and monthly tasks Coordinate and oversee vendors and contractors; assist with bids as needed Perform preventive maintenance on electrical, plumbing, HVAC, lighting, irrigation, asphalt, concrete, and painting Maintain pools and spas in compliance with California health regulations (if applicable) Maintain accurate maintenance logs and records Respond to resident maintenance requests and emergency issues as assigned Participate in an after‑hours emergency rotation, when required Ensure compliance with company policies, OSHA standards, and California safety regulations Maintain working knowledge of California Mobile Home Residency Law (Civil Code Section 798), when applicable Qualifications Experience in property or facilities maintenance; supervisory experience preferred Knowledge of building systems and preventive maintenance practices Strong communication, organization, and leadership skills Ability to perform physical job duties with or without reasonable accommodation Ability to work flexible hours, including overtime and on‑call emergencies as required Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence Requirements Ability to travel to other properties as needed Work Environment & Physical Demands While performing the duties of this job, the employee occasionally works near moving mechanical parts; in high, precarious places; and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is generally moderate While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel objects, tools, or controls and reach with hands and arms. The employee frequently is required to stand, climb, or balance, stoop, kneel, crouch, or crawl; hear; and smell. The employee must frequently lift and/or move up to 40 pounds and occasionally lift and/or move up to 50 pounds
