SUMMARY This position researches and compiles the necessary information in order to prepare a complete and accurate broker or settlement package and ensures that mortgage packages are disbursed promptly and that the recorded documents are forwarded to the proper authority.
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following: Responsible for maintaining and building good working relationships with all Realtor & builder customers, lenders, production department personnel, closing personnel, and Marketing Reps. Responsible for scheduling closing appointments and inputting title orders. Responsible for meeting individual needs and requirements of the customers. Facilitates the preparation of broker and settlement packages on behalf of the Company. Responsible for delivering all broker packages within the guidelines and goals set by the Manager. Responsible for obtaining relevant information for the completion of broker documents or settlement package. Fulfills the title requirements for issuance of a final policy. Reviews and analyzes title commitment in order to define title issues and concerns. Researches title issues in order to propose solutions and assist in clearing title encumbrances and/or impediments. Ensures that the documents are in an accurate and recordable form. Assures compliance with the Lighthouse Title Settlement Standards procedures, including proper balancing of the file and collection of proper receipts. Issue Short-Form Policies, when able and "mark-up" title commitments when production dept. is required to issue policy(ies). Handling of incoming calls, scheduling and other customer service needs. Complete set-up of orders for searches, title commitments and listing packages. Facilitates closings on behalf of the Company, as requested. Assists with the post-closing disbursement/recording needs of the settlement package. Other duties as requested by Management.
QUALIFICATIONS
To perform this job successfully, an individual must be professional, proactive and positive with internal and external customers and co-workers. Ability to use fractions, percentages and ratios to calculate commissions, tax pro-rations and costs associated with a closing transaction. Maintains high level of professionalism in dress and demeanor. Ability to work under pressure and remain flexible to changing schedules and demands. Good verbal and written skills. Proven organizational skills.
