$78,600.00 - $107,600.00+ (Base + Project Share % + Milestone Bonuses)

Fully paid company work truck (gas, insurance, and maintenance covered), and PTO About the Role We are a growing, specialized commercial pavement maintenance and parking lot striping company based in the Houston area. We are looking for a hands-on, high-integrity Production Supervisor / Lead Striping Foreman to spearhead our field operations. This is a working leadership role. You won't just be standing around with a clipboard; you will be the primary technical expert on site—handling precise layouts, executing installations, and directly supervising a small crew to ensure every project is completed on time, safely, and perfectly to blueprint specs.
Key Expectations & Responsibilities Precision Layout & Installation:
Perform flawless mathematical layouts for commercial parking lots, fire lanes, ADA compliance spacing, arrows, and custom crosshatches. Operate high-end striping equipment and spray systems.
Crew Leadership:
Direct and supervise a field crew of 2-4 technicians. Maintain high morale while enforcing strict production timelines and quality controls.
Project Oversight:
Manage job sites from arrival to completion. Ensure labor hours stay within the estimated budget and that jobs are completed correctly the first time (zero rework).
Logistics & Maintenance:
Manage loading, equipment readiness, and basic field maintenance of striping machines and tools.
Client & Safety Management:
Act as the primary on-site point of contact for property managers or general contractors. Ensure strict compliance with OSHA and local Houston/Brazoria County regulatory guidelines.
Job Demands & Requirements Experience:
Minimum 2-3 years of verifiable experience in commercial parking lot striping layout and blueprint reading.
Schedule Flexibility:
Must be willing and able to work a flexible schedule, including heavy night shifts and weekends, to accommodate commercial property closures and weather windows.
Physical Demands:
Ability to work long hours outdoors in intense Houston heat, lift up to 50 lbs regularly, and remain on your feet for extended periods.
Driving Record:
Must possess a valid Texas Driver's License with a clean, insurable driving record to operate the company vehicle.
Skills:
Strong technical math skills for field layout, excellent communication, and an ownership mentality. Compensation Package Your total compensation package is designed to directly reward your field efficiency and company production milestones:
Base Salary:
You will receive a exempt base salary of $50,000.00 per year , distributed in accordance with the company's standard payroll schedule. Project Share /
Performance Commission:
You will earn a 2% gross revenue share on all completed projects that you manage and supervise. This commission is paid out monthly, provided projects meet quality control standards without requiring structural layout re-work.
Milestone Bonuses:
To reward scaling production, you will receive flat-rate performance bonuses upon reaching company sales volume achievements within the calendar year: A $5,000.00 bonus upon achieving $800,000.00 in total company sales. An additional $10,000.00 bonus upon achieving $1,000,000.00 in total company sales. An additional $12,000.00 bonus upon achieving $1,200,000.00 in total company sales. Company Vehicle & Tool Benefits As a core benefit of this supervisor role, you will be provided a dedicated Company Work Truck for professional use and commuting purposes: The company will fully cover all costs associated with the vehicle, including monthly lease/payment, commercial insurance, scheduled maintenance, and all fuel/gas costs via a company-issued fuel card. Responsibilities Supervise and lead striping crews on construction sites, ensuring work is performed safely, efficiently, and according to project specifications. Coordinate daily work schedules, allocate resources, and monitor progress to meet project deadlines. Conduct site inspections to ensure adherence to OSHA regulations, quality control standards, and safety protocols. Read blueprints, schematics, and construction plans to accurately interpret project requirements. Utilize construction management software or similar tools for project tracking and reporting. Maintain accurate documentation including daily reports, incident logs, and project schedules while updating project management systems regularly. Enforce safety policies through ongoing training and supervision; promote a culture of safety awareness among team members. Assist in budgeting efforts by monitoring labor costs, material usage, and overall project expenses. Experience Proven supervisory experience in construction or paving projects with a strong background in managing teams on-site. Extensive construction site experience with a solid understanding of blueprint reading, schematics, and construction estimating. Knowledge of OSHA standards related to construction safety practices. Experience with project scheduling, management techniques, and managing multiple tasks simultaneously. Skilled in interpreting technical drawings and schematics for accurate execution of work.
