$78,600.00 - $107,600.00+ (Base + Project Share % + Milestone Bonuses)

Fully paid company work truck (gas, insurance, and maintenance covered), PTO About the Role We are a growing, specialized commercial pavement maintenance and parking lot striping company based in the Houston area. We are looking for a hands-on, high-integrity Production Supervisor / Lead Striping Foreman to spearhead our field operations primarily in line striping, sealcoating and pressure washing. This is a working leadership role. You won't just be standing around with a clipboard; you will be the primary technical expert on site—handling precise layouts, executing installations, and directly supervising a small crew to ensure every project is completed on time, safely, and perfectly to blueprint specs.
Key Expectations & Responsibilities Precision Layout & Installation:
Perform flawless mathematical layouts for commercial parking lots, fire lanes, ADA compliance spacing, arrows, and custom crosshatches. Operate high-end striping equipment and spray systems.
Crew Leadership:
Direct and supervise a field crew of 2-4 technicians. Maintain high morale while enforcing strict production timelines and quality controls.
Project Oversight:
Manage job sites from arrival to completion. Ensure labor hours stay within the estimated budget and that jobs are completed correctly the first time (zero rework).
Logistics & Maintenance:
Manage loading, equipment readiness, and basic field maintenance of striping machines and tools.
Client & Safety Management:
Act as the primary on-site point of contact for property managers or general contractors. Ensure strict compliance with OSHA and local Houston/Brazoria County regulatory guidelines.
Job Demands & Requirements Experience:
Minimum 2-3 years of verifiable experience in commercial parking lot striping layout and blueprint reading.
Schedule Flexibility:
Must be willing and able to work a flexible schedule, including heavy night shifts and weekends, to accommodate commercial property closures and weather windows.
Physical Demands:
Ability to work long hours outdoors in intense Houston heat, lift up to 50 lbs regularly, and remain on your feet for extended periods.
Driving Record:
Must possess a valid Texas Driver's License with a clean, insurable driving record to operate the company vehicle.
Skills:
Strong technical math skills for field layout, excellent communication, and an ownership mentality.
Drug and Smoke Free:
Must pass a drug screen and randomly throughout the work year. Must not smoke while at work or in company vehicles. Most if not all job locations prohibit smoking. Duties Supervise and coordinate the daily activities of line striping crews, ensuring work is completed efficiently, safely, and to specifications Plan and schedule project tasks using construction management software such as Primavera P6 or HeavyBid to meet deadlines and budget targets Conduct site inspections, monitor quality control, and ensure adherence to OSHA safety standards throughout all phases of work Read blueprints, schematics, and construction plans to accurately interpret project requirements and execute tasks accordingly Oversee material procurement, inventory management Provide leadership in supervising team members to complete projects on time and within budget Requirements Proven experience in construction site management with a minimum of 5 years experience in line striping Demonstrated supervising experience with a track record of leading successful teams in demanding environments such as sealcoating, pressure washing and asphalt repairs Familiarity with construction estimating, budgeting, blueprint reading, schematics interpretation, and contract administration Knowledge of OSHA regulations and safety protocols specific to construction sites involving pavement marking or similar operations Excellent management skills with the ability to coordinate multiple tasks while maintaining high standards of quality Join our team to lead impactful projects that shape communities!
