Job Description

Journeyman Stationary Engineer Description of Services 1. Perform repairs & maintenance on mechanical, electrical, HVAC and plumbing systems 2. Conduct periodic general preventative maintenance on mechanical, electrical, HVAC and plumbing systems. Pending training and direction from HVAC vendor/contractor, this may involve normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.) and periodic testing of the equipment. 3. Resolve tenant requests in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems 4. Oversee work performed on building systems by outside vendors and contractors 5. Prepare and maintain maintenance / inventory logs and records 6. Oversight and coordination of lighting repairs, adjust timers, time deficiencies, etc. 7. Maintenance and repair of water distribution; including all sinks, toilet bowls, supply lines, drains and water lines. 8. Operation, maintenance and repair of sanitary sewer systems; including sump pumps, basins, water closets, urinals, and piping. 9. Oversight and coordination of annual fire extinguisher maintenance. 10. Maintenance and repair of kitchen appliances 11. Annual, or as needed roof drain/gutter cleaning 12. Oversight and monitoring of roof equipment, including but not limited to providing roof access to restaurant tenant as authorized by management. 13. Monitor elevator maintenance, including but not limited to review of maintenance log, reporting of deficiencies or elevator contractor deficiencies, etc.
GENERAL 14.
Perform all assigned work so as to ensure the safety and comfort of building tenants as well as the optimal operation of the properties. 15. Be familiar with and conform to all written operating procedures associated with each site. 16. Interface and work with others throughout the company. 17. Read and understand blueprints and schematics. 18. Ability to attend, participate, and/or conduct meetings concerning building/property. 19. Understand past and current building codes (ADA / Fire safety) and up to date on permit 20. Oversight and assistance of tenant improvement projects 21. Oversight and maintenance of tenant move-ins and move outs. 22. Oversight and maintenance of overall property appearance. 23. Other duties and responsibilities as requested by Manager.
