5337 Position Vacancy Announcement Florida A&M University's Facilities, Planning, Construction and Safety/Plant Operations and Maintenance Department/Utilities Section (Central Plant) is pleased to announce the acceptance of qualified applications for the HVAC Operator vacancy. Responsibilities Assist in the operation, maintenance, and repairs of steam and hot water boilers, centrifugal package water chillers, heat exchangers, steam and electric powered condensate pumps, feed water pumps, chilled water pumps, condenser water pumps, well pumps, deaerators and associated mechanical and control systems, pressure reducing valves, pressure regulating valves, pressure gauges, steam traps (all types), steam separators, flash tanks, fuel oil pumps, blowdown tanks, condensate cooler systems, super-heaters, draft fans, gas trains and peripherals, valves, fittings, strainers, air vents, blow down valves, surface and bottom blowdown systems, Variable Frequency Drives, steam, water, gas and electric meters, and other equipment pertaining to steam and chilled water systems. Make recommendations for maintaining and improving steam and chiller system operation and procedures to ensure optimum efficiency and safety; Add and adjust chemicals into boilers, steam and condensate as required; Perform Lock-Out-Tag-Out as appropriate for motors, valves, gas trains and control systems; Assist in repairs and replacements of steam, hot water and chilled water equipment and systems; Align pumps and motor shafts; Rebuild pumps, repack valves; and utilize hand and machine threaders to fabricate and install black and galvanized piping systems up to 2 ½" diameter schedule 80 pipe. Utilize basic hand tools to fabricate and install pvc, cpvc and PEX piping systems up to 4" diameter; Switch equipment to maintain equal running times; Change boilers from natural gas to fuel oil when notified for emergency change-over; Operate propane back-up system when notified for emergency changeover; Maintain specified operating chilled water temperatures and steam pressures; Receive and record fuel oil deliveries; Clean assigned equipment and areas; Assist in performing boiler tube cleaning using chemicals and/or hand and mechanical tools; and remove handholes and manholes for inspections. Replace handholes and manholes using new gaskets, flextallic or equivalent; Remove boiler pressure relief valves for vendor cleaning and re-certification; Replace pressure relief valves with new grade 8 bolts, nuts and flextallic gaskets; Remove external scale from firebox accessible water tubes; Clean firebox area of all loose materials; Perform replacement of boiler and chiller related peripherals as required; Perform replacement of blanket and masonry insulation materials as necessary; Replace igniter if required; and clean any build-up in burner chamber. Maintain clean and operable oil burner nozzle and oil delivery equipment; Perform condenser tube bundle cleaning utilizing manual and powered tube cleaning systems; Replace cathodic protection as required; Remove old gasket materials from condenser heads; Clean condensers of all mud, sand and stones, using scrapers if necessary; After condenser heads are replaced, clean and repaint heads with proper paint and color; Clean air-cooled condensers or cooling towers as required; Replace filters in air and water systems as required; Clean condensate receiver tank below grade; and maintain clean work spaces as assigned. Maintain assigned equipment in good repair; Perform required housecleaning to maintain a clean and orderly work environment in assigned areas; Receive service calls from campus customers as the after-hour Service Response Center; Communicate with the "on-call" person immediately and maintain communication until the problem is resolved; and maintain log of all calls received, calls made and results of the service response. Keep and maintain Boiler and Chiller operating logs, including pumps, chillers, boilers, deaerators, heat recovery, feedwater and other data as required to maintain and efficient and safe operation; Perform data entry into pre-made excel spreadsheets; Investigate and report any malfunctions to assigned supervisor; Perform shift blowdowns of boilers as required to maintain clean water in the boiler and in the water columns; Test low water cut-offs each shift to ensure alarms are active and working properly; and bottom blow the mud drum each shift; Bottom blow timing will be set by supervisor based on water quality. Minimum Qualifications High school diploma or equivalency and one year of related experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience. Recommended Competencies Knowledge of general maintenance principles, practices and techniques; Knowledge of and the ability to interpret and apply related University policies, procedures, principles and practices; Knowledge of and ability to interpret and apply related federal, state, and local laws, ordinances, rules and regulations; Knowledge of and ability to safely operate machinery, tools, equipment and materials used in area of work; Knowledge of and ability to identify safety hazards and necessary safety precautions to establish a safe work environment; Ability to lift and carry 40 pounds; Ability to prioritize, organize and perform multiple work assignments; Ability to train employees; Ability to communicate effectively verbally and in writing; and, Ability to establish and maintain effective working relationships. Anticipated Salary Range The salary for this position is $31,320 annually or $15 per hour. Licenses and Certifications Must maintain a valid Driver's License. Pay Plan This is an USPS (University Support Personnel System) position. Conditions of Employment Successful candidate is subject to a pre-employment screening which includes a review of criminal records, reference checks and verification of education.
