Job Description

River Dunes, an Elite Alliance Hospitality (EAH) managed property is looking for a Marina Manager to lead the daily operation of the Marina and handle all aspects within budgetary guidelines in an efficient, cost effective and creative manner. Responsibilities include for the safe mooring of vessels, general operation of the docks, assisting boaters, and maintaining a safe and clean environment throughout the Marina facilities, working closely with EAH and Developer to promote, manage and operate the Marina. The position is a hands-on position. The objective of this position is to ensure owner & guest satisfaction, positive employee morale, operational efficiency, and cost controls. Essential Functions and Responsibilities Manages all marina operations to include, but not limited to, marina reservations, facilities, budgeting and forecasting, inventory control, guest satisfaction, and policy/procedure implementation and enforcement. Developments and implements all Standard Marina Operating Policies and Procedures ensuring compliance and consistency with company standards. Ensure that all equipment is maintained in good, safe working condition, inspections are up to date and preventative maintenance programs are in place and being monitored. Reports any maintenance issues in a timely manner to the Operations and General Manager. Responsible for accounting & revenue management to include processing invoices, monitor daily sales activities, weekly labor forecast, inventory procedures, manage expenditures, assist with the preparation of rates and fees, and month end analysis. Selects, supervises, trains, develops, schedules, disciplines, and counsels team members. Demonstrates positive leadership characteristics that empower and inspire team members to meet and exceed standards. Provides timely formal assessment of individual team members in alignment with the performance review policy and procedures. Assess Owner and guest challenges and take proper, prompt, and effective corrective action to ensure the best possible satisfaction of our owners and guests while ensuring financial viability for the company. Monitors budget, inventory in all areas of responsibility, all expenses and reports any variance. Conducts training on the job standards and areas of responsibility as needed. Supports training and provides coaching for all levels of staff. Coordinate employee weekly schedules, manage and approve time off and approve timesheets. Routinely inspect all aspects of the marina to ensure proper safety and that appearance meets or exceeds standards. Determine and consider the intricacies of each vessel and their circumstances

e., vacationing, guests on board, wide beam, deep draft, etc. Secure water and electrical supply to vessels as required. Check dock lines and utility supplies as necessary during changing weather conditions. Process and modify dockage reservations via phone, mobile app and email. Determine availability and maximize potential revenue and turnover in Marina. Make periodic "Slip Checks" to verify vessels in storage and keep property management software up to date. Analyze physical requirements of vessels and assign appropriate slip locations based on customer needs/requests as well as service needs. Maintain accurate checklists and records of maintenance and repairs as required (including docks, piers, emergency and safety equipment, outside lighting, etc.). Maintain a good working relationship with the area's Coast Guard. Process and modify dockage reservations via phone, mobile app and email. Assist with advertising and promoting Marina's services and slips. Manage response to windstorm or other emergency events that could damage marina assets or owner/guest property. Ensure proper handling of VHF base radio operations. Oversee the collection and processing of dockage agreements and insurance information for each vessel. Responsible Public Health/Safety, including but not limited to: Occupational Health & Safety Act (OSHA) Regulations, Fire/Evacuation Procedures, Severe Weather Procedures, Employee/Guest Injury Tracking/Documentation and Worker's Compensation, Marina Procedures/Chemicals and associated Safety Data Sheets. Ensure all security measures, policy and procedures, codes, rules and regulations are being followed and enforced. Utilize the Security Camera system to monitor the property and investigate suspicious activities or conditions. Coordinate guest arrival and orientation, assist guests with embarking and disembarking vessels, manage pre-arrival communication for guests and provide daily arrival and departure reports for distribution. Maintain fuel dock and fuel including vendor relationships. Oversee kayak and paddle board rentals. Assist with special Marina events i.e., boat shows, tournaments, etc. Accordingly, you may be expected to perform other tasks and duties as needed or as directed. Experience and Knowledge Three (3) to Five (5) years marina operations management experience; preferably in a luxury setting. Minimum three (3) years of experience supervising, leading and motivating employees and proven track record of training and developing strong teams. Strong financial acumen skills and aptitude; able to monitor budgets and inventory control and manage service and labor costs. Intermediate Microsoft Office (Word, Excel) and computer skills including the ability to understand other computer programs. Ability to resolve conflicts, willingness to make difficult or unpopular decisions when necessary and hold people accountable to policies and high expectations. Energetic and outgoing, with a positive attitude, driven to provide outstanding owner and guest service. Working knowledge of Health Safety Standards, OSHA, Federal/State Law and any necessary safety precautions associated with work. Ability to assess and evaluate standard and critical situations quickly and accurately. Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals and adhere to all standards of operations, policies and procedures, manuals, memos and oral instruction. Ability to establish and maintain effective and courteous relationships and effectively communicate with other employees, owners, guests and other business contacts. Must have exceptional communication, interpersonal, and leadership skills to deal effectively with all types of business contacts, employee affairs, owners and guests. Physical Requirements and Environmental Conditions The noise level in the work environment is usually moderate. Ability to lift up to 50 lbs. occasionally. Ability to stand for extended periods of time. The person having this position may have to sit for one (1) hour, stand and/or walk, push, kneel, bend, balance, squat, reach and stretch for eight (8) hours per day. Working outdoors in hot, humid, windy and wet environment that includes slippery conditions means you must be adaptable to the elements.
