The Listing Manager will oversee the execution of listings from intake through launch, marketing coordination, seller communication, ongoing performance reporting, and transition to contract, ensuring every property is presented flawlessly and every client experience reflects the highest standards of luxury service. Acting as the operational hub for the listing side of the business, this person will coordinate seamlessly with the agent, sellers, vendors, marketing partners, and internal team members to keep timelines on track, maintain brand standards, anticipate needs, and resolve issues before they become problems. Key Responsibilities
- Manage the full listing lifecycle from intake through launch, active marketing, offer acceptance, and post-closing wrap-up, ensuring every step is executed accurately, efficiently, and on schedule.
- Prepare, review, and coordinate listing agreements, disclosures, compliance documents, and digital files; secure signatures, maintain complete records, and support broker review and transaction handoff as needed.
- Serve as a primary day-to-day point of contact for sellers, delivering proactive communication, collecting property details, setting expectations, providing regular updates, and ensuring a high-touch, luxury-level client experience.
- Coordinate all pre-launch and marketing logistics, including photography, video, floor plans, signage, lockboxes, brochures, social media rollout, digital marketing assets, and platform readiness across MLS, CRM, syndication sites, and internal systems.
- Draft and maintain accurate, compelling listing data and marketing content for agent approval, including MLS input, property descriptions, photo organization, showing instructions, and launch materials that meet brand and quality standards.
- Schedule and coordinate showings, open houses, broker opens, and special property events with agents, sellers, and vendors, while tracking timelines, status changes, and listing activity in real time.
- Monitor market response, showing activity, buyer engagement, and feedback; compile and communicate clear performance reports and insights to the agent and sellers, including support for pricing and positioning recommendations.
- Manage listing-related vendor and partner coordination, including marketing, escrow, HOA contacts, home warranty providers, and other service partners, to keep transactions moving smoothly from launch to close.
- Maintain impeccably organized records, listing inventories, and archived marketing assets, ensuring all property information, media, and client data remain accurate, accessible, and current.
- Anticipate needs, troubleshoot issues quickly, and protect the client experience by handling sensitive matters with professionalism, sound judgment, and discretion. Ideal Candidate Profile
- Active real estate license required; luxury residential listing experience strongly preferred.
- Proven ability to manage multiple high-value listings, deadlines, and stakeholders simultaneously without sacrificing accuracy or service quality.
