We are looking for a Leasing Manager to effectively lead, direct and control all facets of leasing and marketing for a portfolio of high end student housing properties. The primary objective is to maximize asset value, customer satisfaction and revenue. We are looking for individuals with strong organizational and innovative skills who can manage multiple tasks at once by juggling competing priorities. The candidate must be willing to work with growth of the company and be flexible with change in processes and daily routine Responsibilities Manage & Develop Leasing Staff. Identify staffing needs based on projected lease expiration and preleasing. Provide initial and continual training to each member of your team. Conduct weekly meetings, review metrics, and solicit showing feedback. Monitor leasing agent showing schedules. Manage staff time-off requests, time-off requests, and timecards. Assist your team in responding to voicemails, calls, and walk-in volume. Oversee overall workload for completion while hitting standards. Market Knowledge, Pricing, and Conditions Conduct market research to support brand development projects Conduct quarterly market surveys as well as website audits to review property conditions, signage, and photo quality. Assist Marketing team to ensure available properties are being marketed properly Advise marketing team on recommended updates
Leasing Metrics & Planning:
Create leasing updates for the entire Office. Analyze kill ratios and leasing agent performance. Conduct comp analysis to validate or adjust pricing recommendations. Determine when assets should lease by in order to avoid vacancy and outperform competitors. Collect and analyze data on markets, competitors, and consumers. • Advertising and Web ILS Ensure available properties are on Websites and ILS feed ensuring accurate specials and updated photography where applicable. Coordinate with Marketing Department and Asset Management team on website updates, email communications, organic social media content, community video shoots, signage, promotional items, etcLeasing Execution:
Assist your team in responding to voicemails, calls, and walk-in volume. Oversee overall workload for completion while hitting standards. Identify and communicate leasing/showing soft spots, ex. property condition.Unit Readiness Coordination:
Go-between for leasing agents and PMs when it comes to unit readiness Ensure units are clean, unlocked, and showable. Relay feedback from tours to PMs and AMs. Basic Requirements and Work Experience Must be authorized to work in the United States for any employer. High School Diploma or equivalent is required. Associates degree or above is preferred. Experience working in off campus student housing is highly preferred. Minimum of 2 years proven working experience managing a team of leasing agents. Must have valid drivers license and reliable transportation. Working knowledge of real estate law and leasing practices. Up to date with property market status. MS Office proficiency. Excellent communication, leadership, and negotiation skills. Persuasive with marketing and sales skills. Customer service orientation. Physical Requirements Ability to stand, sit and walk for extended periods of time. Ability to lift 25 pounds occasionally. May require driving between company locations.
