Job Description

Euphoria Vacation Homes Location:
St. Augustine, FL and surrounding service areas
Position Type:
Full Time (40 hours per week)
Schedule:
Sunday, Monday Tuesday, Thursday, Friday. Off Wednesday and Saturday. Field-based, primarily during daytime turnover and inspection windows, occasional evening hours.
Hourly Rate:
$23 + mileage reimbursement up to 30 miles daily About Euphoria Vacation Homes Euphoria Vacation Homes is a boutique vacation rental and event property management company serving St. Augustine and the surrounding areas. We manage a growing portfolio of premium homes and are committed to delivering an elevated, consistent guest and owner experience. We are hiring a Brand Standards Manager to serve as the eyes and ears of Euphoria inside our homes. This person is responsible for ensuring our highest-priority properties consistently meet Euphoria's standards for cleanliness, staging, maintenance, presentation, functionality, and overall guest readiness. This is not a position for someone who simply walks through a property and checks boxes. We are looking for someone who naturally notices what other people miss, takes ownership when something is wrong, and follows issues all the way through resolution. The Role The Brand Standards Manager will primarily oversee quality control across approximately 25 priority homes, completing two detailed walkthroughs of each property per month — approximately two inspections per workday depending on property and guest availability. You will inspect homes, identify and document deficiencies, correct smaller issues yourself, communicate actionable feedback to cleaners and maintenance teams, create and track Breezeway tasks, maintain accurate property resources, and ensure findings are followed through to resolution. If you see it, it becomes your responsibility to make sure it reaches the right person and gets resolved. Key Responsibilities Property Quality Control Inspect homes for cleanliness, staging, maintenance, supplies, aesthetics, safety, and guest readiness. Property Knowledge Know each priority home's setup, amenities, owner preferences, and special requirements well enough to spot anything missing or out of place. Documentation Photograph and document deficiencies, urgency, instructions, and before/after results. Cleaner & Vendor Accountability Give actionable feedback, set deadlines, and verify completion. Breezeway Task Management Create corrective and follow-up tasks for yourself and the home's cleaner or maintenance member in Breezeway and keep Field/Ops leadership informed. Property Readiness Coordinate cleaner returns when time allows; within five hours of check-in, handle cleanliness issues yourself or request backup. Light Home Prep Complete minor cleaning, staging, organizing, battery/bulb changes, filters, furniture tightening, and similar corrections. Assist occasionally with delivering a guest amenity to a home. Company Resource Updates Keep staging guides, cleaner instructions, amenity details, photos, owner preferences, and maintenance resources current. Property Onboarding Help the whole team on property onboarding days to document, stage, organize, resource, and prepare new homes for launch. Procurement Purchase approved items in store, request online orders, and occasionally source decor or furnishings within budget. Communicate Recommendations Send company owner clear recommendations for upgrades, furnishing needs, deterioration, or aesthetic improvements. Reporting & Follow-Through Provide concise daily and weekly updates on inspections, findings, open items, follow-ups, and recurring concerns. Urgent guest-impact, safety, property-damage, or major amenity issues must be communicated immediately. What Success Looks Like You identify issues before a guest or owner does. You don't simply report problems. You create a path to resolution: Find it → Document it → Determine ownership → Correct or assign it → Create the task → Communicate → Follow up → Verify → Close it. Nothing you identify should become an orphaned issue. You are also capable of recognizing the difference between: Something that is broken and needs action now Something that is beginning to deteriorate Something that could meaningfully improve the home's presentation or guest experience The Person We Are Looking For We are looking for someone who is exceptionally observant, self-directed, organized, and comfortable taking ownership without constant instruction. You naturally notice what other people miss: dust on a plant leaf, hair under a vanity, a loose towel bar, missing hangers, scuffed paint, poor staging, or an amenity that is not functioning correctly. You are the kind of person who does not stop at identifying a problem. You determine what needs to happen next, who owns it, when it should be completed, and how you will confirm it is actually resolved.
You should be able to:
Plan your schedule around property availability, guest arrivals, priorities, and follow-ups Communicate clear, direct, actionable feedback to cleaners, vendors, and team members Use good judgment about what you can handle yourself, what should be delegated, and what needs leadership attention Stay on top of multiple open items, deadlines, purchases, and re-inspections without letting things fall through the cracks Be hands-on when needed with light cleaning, staging, organizing, basic handy work, and guest-readiness tasks Learn and use software confidently, including Breezeway, Guesty, Google Workspace, and internal property resources Recognize when a home is technically complete but still does not look polished, intentional, or up to Euphoria standards Present yourself professionally in premium homes and in communication with guests, owners, vendors, and team members Most importantly, you do not think: "That's not my department." You think: "I noticed it, so I need to make sure it gets to the right person and gets resolved." Requirements Reliable transportation Ability to travel between properties throughout the St. Augustine service area 2 of these devices minimum: smart-phone, tablet or lightweight laptop that travels with you Strong written and verbal communication Strong organizational and time-management skills Comfort working independently in the field Ability to use and learn operational software Ability to perform light cleaning and basic physical property tasks Ability to photograph and document property conditions clearly Strong judgment and attention to detail Our Standard Anything a guest, owner, or inspector could notice should be something we strive to notice and address first.
