This role drives lead generation, digital marketing, website strategy, and vendor partnerships while working closely with operations and ownership groups to maximize property performance. The ideal candidate is a strategic, data-driven leader who thrives in a fast-paced environment. Join a Team Built on 96 Years of Excellence Kleinman is seeking a strategic, analytical, and creative Director of Marketing to lead marketing efforts across one of the Twin Cities' largest multifamily portfolios. This role oversees marketing strategy for more than 170 apartment communities and 6,000+ units, working closely with operations, portfolio managers, ownership groups, and vendor partners to drive occupancy, strengthen our brands, and maximize marketing performance. What You'll Do Marketing Strategy & Performance Develop and oversee marketing strategies across170+ properties. Manage portfolio advertising budgets and optimize spend to maximize ROI. Analyze lead generation, conversion metrics, occupancy trends, and leasing funnel performance. Identify opportunities to improve lead quality, leasing outcomes, and overall marketing effectiveness. Research and implement emerging multifamily marketing trends and technologies. Collaborate with operations teams to improve lead handling and conversion. Brand Management & Positioning Maintain and strengthen the Kleinman and KRC brands. Establish and enforce brand standards across the portfolio. Lead property rebranding and repositioning initiatives. Develop messaging strategies tailored to individual communities and target demographics. Ensure all marketing materials maintain a professional and consistent brand presence. Digital Marketing & Lead Generation Oversee paid advertising, lead-generation platforms, and agency relationships. Direct SEO, local search, reputation management, and Google Business Profile strategies. Manage social media standards and content performance across the portfolio. Evaluate digital marketing performance and identify opportunities to improve visibility and lead generation. Ensure properties maintain a strong and consistent online presence. Website & Digital Infrastructure Oversee the KRC website and all property websites. Lead website launches, redesigns, and user experience improvements. Manage domains, DNS records, and digital assets. Ensure websites remain accurate, optimized, and focused on lead conversion. Vendor & Contract Management Serve as the primary contact for marketing vendors and advertising partners. Negotiate contracts and manage service agreements. Evaluate vendor performance and recommend changes when necessary. Monitor budgets, invoices, and expenditures. Market Analysis & Business Development Conduct market research, rental analyses, and competitive evaluations. Prepare marketing reports and presentations. Support acquisitions, developments, and business development opportunities with strategic recommendations. Client & Stakeholder Communication Present marketing performance and recommendations to ownership groups and clients. Prepare owner-facing reports and presentations. Collaborate with Portfolio Managers to address property-specific opportunities and challenges. Property Onboarding & Operations Support Lead marketing onboarding and offboarding for communities entering or leaving the portfolio. Develop launch plans and marketing strategies for new properties. Create and maintain marketing standards, processes, and SOPs. Leadership & Team Development Directly supervise and mentor the Marketing Coordinator. Conduct one-on-one meetings and performance reviews. Establish departmental goals and priorities. Build scalable systems and support professional development within the marketing function. Qualifications Bachelor's degree in Marketing, Communications, Business, or a related field preferred. 5+ years of marketing experience, with multifamily or real estate experience Experience managing digital advertising, SEO websites, analytics, and vendor relationships. Strong analytical skills with the ability to interpret data and drive decisions. Excellent communication and presentation skills. Experience managing projects and balancing multiple priorities. Leadership or supervisory experience preferred. Proficiency with Microsoft Office, Adobe, Google Workspace, Canva, and other pertinent tech. Familiarity with multifamily technology platforms, CRMs, website management, and digital marketing preferred. Why Kleinman?
