JOB SUMMARY
The Marketing Specialist is responsible for the successful management of the marketing functions and strategies for the Company. The Marketing Specialist will be responsible for developing marketing programs to generate prospective residents. The Marketing Specialist is responsible for marketing projects and for ensuring that all policies related to branding, leasing and marketing are fulfilled in accordance with policies and procedures outlined by the Company. The Marketing Specialist will assist in ensuring that there is consistency at the site and that all team members adhere to the best practices. Responsible for the marketability of property from curb appeal, model units, common space, club house, leasing and offices.
ESSENTAIL JOB FUNCTION
(including but not limited to):
  • Create, implement, evaluate and track marketing plans based on occupancy goals and market conditions; analyze market trends to identify additional marketing opportunities; manage all regular marketing and leasing reporting as required/requested.
  • Responsible for the Company's social media marketing by using relevant content to create and keep interest in the Company's brand, attend to customer service, and keep all social media outlets updated
  • Gathers and analyzes information to identify new markets and customers, demand for products and services, and efficacy of existing marketing campaigns and strategies.
  • Understand and correctly formulate search engine optimization and search engine marketing goals for individual properties, Regional Managers, on-site team members and Corporate Executives.
  • Research and build property marketing plans that attract the identified target audience and strategically addresses business objectives.
  • Develop and create marketing materials and efficiently and effectively present these materials.
  • Regularly communicate with individual properties, Regional Managers, on-site team members and Corporate Executives regarding marketing performance and how to improve.
  • Coordinate with IT Specialist to ensure dynamic pricing and availability is listed at all times on property websites and Internet Listing Services.
  • Ensure data accuracy on all Property Management Software systems and marketing sites; make updates as needed.
  • Ensure property photos and videos are of good quality, modern, optimized, and make updates as needed.
  • Implement and manage lead tracking and lead management while analyzing reporting, and make recommendations as needed on platforms such as Apartments.com, Zillow, G5, etc.
  • Train and manage on-site teams to utilize lead management and other marketing strategies to optimize results.
  • Maintain the Company's and properties' online reputation by replying to reviews, promoting positive reviews, and responding to negative reviews. Assist on-site teams and Regional Managers with strategies to improve.
  • Collect and analyze market surveys and make market rate recommendations, shop competitors where applicable and complete Marketing Reports
  • Establish sales and marketing strategies to increase traffic and closing ratios.
  • Perform regular marketing research to maintain thorough product and market knowledge.
  • Complete and submit accurate reports in a timely manner as required. Perform various special projects and tasks as directed.
  • Recommend new strategies as the market evolves.
REQUIRMENTS FOR THIS ROLE
  • Must have a working knowledge of Fair Housing and state/local regulations.
  • Excellent written, verbal and customer service skills.
  • Excellent social listening and social monitoring skills.
  • Willing to travel to Houston, Dallas and Las Vegas.
  • Ability to persuasively express ideas and opinions and to communicate professionally and effectively with residents, supervisors, and marketing vendor partners.
  • Analytical skills with previous experience developing strategic marketing plans.
  • Strong organization skills, time and task management skills with the ability to reprioritize.
  • Must be able to work a flexible schedule, including weekends.
  • A strong problem-solver through methodical/analytical practices.
  • Must be creative with regards to developing innovative and effective marketing ideas.
  • Proficient with major social media platforms including Facebook, Twitter, Instagram, LinkedIn, Google+, YouTube, Pinterest, Snapchat and other programs and social media management tools.
  • Proficiency with video and photo editing tools, digital media formats, and HTML.
  • Ability to understand historical, current, and future trends in the digital content and social media space.
  • Strong copywriting and copy-editing skills.
  • Familiar with Customer Relationship Management (CRM) Tools, Search Engine Optimization (SEO) Tools, Data and Analytics Reporting Tools, Social Media Marketing Tools.
  • Plus, if familiar with MRI, Kronos, and ADP.
  • Must have a dependable form of transportation.
EDUCATION AND EXPERIENCE REQUIREMENTS
  • Bachelor's degree in marketing and/or IT related field.
  • 1-3 Years of experience with social media marketing or content development.
  • Proficient in MS Office (Word, Excel, Outlook and PowerPoint) applications and strong, demonstrated computer technology skills (including social media use).
  • Experience with digital media editing tools a plus.
  • Multifamily marketing experience preferred.
  • Knowledge of MRI a plus.
Pay:
$50,000.00 - $60,000.00 per year
