Multifamily Maintenance Technician

Job Summary:

The Multifamily Maintenance Technician is responsible for maintaining the physical integrity and appearance of a multifamily apartment community. This includes performing repairs, preventive maintenance, and responding to resident service requests to ensure a safe, comfortable, and well-maintained living environment.

Key Responsibilities:

General Maintenance & Repairs:

+ Diagnose and perform routine maintenance and repair in units and common areas. + Tasks may include plumbing, electrical, HVAC, carpentry, painting, appliance repair, and more. + Ensure timely completion of all assigned work orders and maintenance tasks. +

Preventive Maintenance:

+ Conduct scheduled inspections and preventive maintenance on building systems and equipment. + Monthly Preventative Maintenance inspections. + Identify potential issues before they become major problems. +

Turnover/Make-Ready:

+ Prepare vacant units for new residents, including cleaning, painting, and repairing. + Ensure units are ready on schedule and meet company standards. +

Emergency Maintenance:

+ Respond promptly to emergency maintenance requests, including after-hours or weekend calls if on-call. + Address safety hazards and mitigate damage in emergency situations. +

Compliance & Safety:

+ Adhere to all safety procedures and regulations. + Maintain knowledge of OSHA and building code requirements. + Use personal protective equipment (PPE) as required. +

Inventory & Equipment:

+ Maintain tools, equipment, and supplies in good condition. + Monitor inventory and request parts and materials as needed. +

Communication & Documentation:

+ Maintain accurate records of maintenance work performed. + Communicate effectively with property management, residents, and vendors.

Qualifications:

+ High school diploma or GED required. + 2+ years of experience in apartment or facilities maintenance. + Basic knowledge of HVAC, plumbing, electrical, and carpentry systems. + Ability to lift up to 50 lbs and work in varying weather conditions. + Must have a valid driver's license and reliable transportation. + Strong problem-solving skills and attention to detail. + Ability to work independently and as part of a team. + Must successfully pass background check process. + On-call availability may be required.
