Canbury Homes is a residential modular & custom home builder located in Sanford, ME. Our dedicated team is committed to delivering homes that combine affordability, quality, and comfort to residents of our Southern Maine community.Position Overview:
As New Home Sales Advisor , you will play a crucial role in our sales operations by helping buyers understand their options, qualifying their project readiness, guiding them through early planning, and moving qualified prospects toward contract and project start. This is a consultative, builder-side sales role for someone who understands that selling a new home is not just about closing a deal. It is about helping clients make informed decisions, clearly explaining the building process, identifying project questions early, and preparing each project for a clean handoff to our estimating, permitting, operations, and construction teams.Key Responsibilities:
Responding promptly and professionally to new inquiries from phone calls, website leads, emails, walk-ins, referrals, social media inquiries, and partner relationships. Qualifying prospective clients by understanding their budget, financing status, land ownership, timeline, home style, project goals, and readiness to build. Explaining Canbury's modular, custom, and site-built home options in a clear and practical way. Helping clients understand the difference between house cost, site cost, allowances, owner responsibilities, and total project budget. Reviewing preliminary floor plans, specifications, options, upgrades, and project scope with clients. Identifying early site and land questions related to driveway access, clearing, foundation, septic, well, utilities, grading, permitting, setbacks, and municipal requirements. Coordinating with estimating, drafting, permitting, finance, operations, and project management to support accurate pricing and clear expectations. Assisting with proposals, scope documents, contracts, deposits, selections, and related sales documentation. Maintaining organized lead tracking, follow-up notes, next steps, and client communication in the company's CRM or sales tracking system. Preparing each sold project for a clean handoff to the production team. Building relationships with real estate agents, lenders, architects, engineers, landowners, and other referral partners. Supporting Canbury's marketing and lead-generation efforts by sharing common buyer questions, project milestones, lead-quality feedback, and client-facing content ideas with the internal marketing/operations team. Participating in model home tours, open houses, home shows, educational videos, and other client-facing promotional activities as needed. What We're Looking For The right candidate is professional, organized, responsive, and comfortable working with clients who are making one of the largest financial decisions of their lives. A strong candidate will be able to: Build trust with clients without overpromising. Ask the right questions early. Understand the difference between a casual lead and a build-ready client. Communicate clearly with clients and internal team members. Stay organized across multiple prospects and active opportunities. Respect the complexity of residential construction. Follow up consistently and professionally. Help clients move forward while protecting the accuracy of Canbury's pricing, scope, schedule, and commitments. Preferred Qualifications Experience in new home sales, residential construction sales, modular homes, custom homes, real estate, land sales, design/build, or a related field preferred. Strong communication, follow-up, and client service skills. Ability to discuss budgets, timelines, plans, specifications, allowances, and project scope. Basic understanding of land, sitework, permitting, financing, utilities, septic/well, and construction sequencing is helpful. Comfortable using email, CRM systems, basic office software, and digital sales tools. Comfortable attending client meetings, site visits, model home appointments, open houses, and community events. Organized, detail-oriented, self-motivated, and able to manage multiple prospects at different stages. Professional appearance and demeanor. Valid driver's license and reliable transportation. Compensation This position includes a base salary with performance-based bonus opportunity. Final compensation will depend on experience, qualifications, and final role structure. Schedule Full-time position based out of Sanford, Maine. Standard business hours apply, with occasional evening or weekend availability for client meetings, model home tours, open houses, home shows, or community events.
