Job Description
Job Overview We are seeking a dedicated and proactive Occupancy Specialist for Tarrant Housing Authority to join our dynamic team. In this vital role, you will be responsible for managing tenant occupancy processes, ensuring compliance with housing regulations, and fostering positive relationships with residents and landlords. Your expertise will help create a welcoming community environment while maintaining adherence to federal, state, and local housing policies. This position offers an exciting opportunity to make a meaningful impact by supporting individuals in securing stable housing and navigating complex housing programs. Responsibilities Coordinate and oversee tenant applications, eligibility determinations, and lease signings, ensuring compliance with Public Housing, Fair Housing regulations, and other applicable policies. Conduct thorough tenant screening processes, including background checks, credit reports, and income verification. Facilitate negotiations with landlords and property management teams to secure affordable housing options for applicants. Provide crisis intervention and social work support to residents facing housing instability or personal challenges, utilizing motivational interviewing and crisis management techniques. Maintain accurate records using property management software such as Yardi or OneSite; track occupancy data, rent payments, and lease renewals diligently. Educate tenants on their rights under Fair Housing laws and landlord-tenant law to promote fair treatment and compliance. Collaborate with community partners to connect residents with addiction counseling, social services, or other supportive resources as needed. Post rent payments and close out daily Take work orders from residents Qualifications Proven experience in property management or housing programs, with familiarity in LIHTC, Section 8, or similar affordable housing initiatives. Strong negotiation skills to facilitate agreements between tenants and landlords effectively. Knowledge of landlord-tenant law, Fair Housing regulations, and Section 8 policies. Experience in crisis intervention, crisis management, or social work is highly desirable. Excellent communication skills with the ability to motivate and support residents through motivational interviewing techniques. Ability to handle sensitive situations with professionalism and empathy while adhering to all regulatory requirements.
