Job Description

Title:
Operations Director Location:
Coastal, AL (•Relocation provided) Reporting to the General Manager, the Operations Director is responsible for the overall operations of the shopping center, ensuring a safe, efficient, and well-maintained environment. This role focuses on driving operational excellence, managing capital projects, and optimizing Net Operating Income (NOI) while maintaining high standards across the property. Key Responsibilities Oversee daily operations, including maintenance, construction coordination, safety, housekeeping, and vendor services Support development and execution of budgets, financial forecasts, and 5-year capital plans Manage capital projects, including planning, bidding, and execution of property improvements Drive profit center performance across CAM, utilities, parking, and short-term leasing Maintain building systems and ensure preventative maintenance programs are in place Lead vendor procurement, contract management, and performance oversight Ensure high standards across common areas, landscaping, and overall property appearance Enforce safety and compliance programs, including OSHA and risk mitigation standards Respond to operational issues and emergencies, ensuring minimal disruption to operations Build strong tenant relationships, conduct regular store visits, and support tenant needs Partner with internal teams on construction, tenant coordination, and operational initiatives Support community engagement efforts, events, and property-level programs Qualifications Bachelor's degree in business or related field 5-7 years of operations management experience, preferably in commercial real estate or retail Experience managing budgets, capital projects, and vendor relationships Strong leadership, communication, and organizational skills Ability to travel up to 15% and work a flexible schedule as needed Valid driver's license required •The full job description will be shared during the interview process.
