About the Opportunity A private real estate investment firm recently acquired a portfolio of approximately 200 residential rental units in Northwest Alabama spread across several sites and is hiring a local Owners Representative to serve as our on-the-ground presence across the portfolio. A professional property management company handles day-to-day operations; this role works directly for ownership. If you have a background in property management, leasing, real estate, or field inspection work, and you want steady, flexible 1099 income inspecting rental properties in your local market, this is a strong long-term opportunity. The portfolio is large enough to provide consistent work. What You'll Do Inspect Units Walk every unit in the portfolio on a rotating schedule, starting with a full portfolio sweep in the first 30 days. Document interior and exterior condition with date-stamped photos. Complete a simple standardized inspection form for each unit (we provide the template). Note deferred maintenance, safety issues, and damage. Verify Occupancy Confirm whether each unit is occupied, vacant, or unclear. Compare your findings to the property manager's rent roll and flag any discrepancies. Document signs of occupancy with photos: utilities running, personal belongings, mail, neighbor conversations when appropriate. Verify Work and Vendor Performance Spot-check completed repairs and unit turns before invoices are paid. Photograph completed work and confirm it matches what was billed. Flag any work that appears incomplete, substandard, or not actually performed. Report to Ownership Submit a weekly written report with photos and findings. Keep organized digital records of every inspection. Available for a brief weekly check-in call with ownership. Escalate urgent issues (safety hazards, suspected fraud, major damage, unauthorized occupants) immediately. What This Role Is Not You will not lease units, collect rent, sign agreements, or handle tenant management matters. We do have a third party property manager Who We're Looking For Required Resides in Northwest Alabama with reliable daily access to the portfolio properties. Reliable vehicle, valid driver's license, and current auto insurance. Smartphone capable of taking date-stamped photos and uploading files. Comfortable with email, basic spreadsheets, and cloud file uploads (Google Drive, Dropbox, or similar). Strong written communication; can produce clear, organized inspection reports. Reliable, punctual, and organized with documentation. Comfortable working independently with minimal day-to-day supervision. Professional and courteous with tenants, property management staff, and vendors. Why This Role Is Attractive Steady, predictable 1099 income across a large local portfolio. Mileage reimbursed, you are not eating the cost of driving. Contractor Terms This is a 1099 independent contractor engagement. Contractor is responsible for self-employment taxes. Contractor sets their own schedule subject to inspection and reporting deadlines. Contractor provides their own vehicle, phone, and basic equipment. Mileage reimbursed at the IRS standard business rate. Engagement is at-will; either party may terminate with written notice. Confidentiality required regarding portfolio data, tenant information, and financial information. Contractor agrees not to perform similar services for any competing portfolio owner in the same submarket during the engagement (specific terms to be agreed in writing).
