$120,000•$150,000 per year (Commensurate with experience) About Us Pride Investment Group is a dynamic and growing real estate development firm specializing in ground-up multifamily and commercial building projects. We take pride in our developments, partnering with elite third-party Construction Management (CM) and General Contracting (GC) companies to bring our visions to life. We are currently seeking a highly skilled and dedicated Owner's Representative to act as our primary liaison and project lead. The Role As the Owner's Representative, you will be the "eyes and ears" of Pride Investment Group. You will oversee our third-party construction management companies and ensure our projects are delivered on time, strictly within budget, and to our exact quality standards. You will manage the entire lifecycle of the development, from the early pre-construction phases through execution and final closeout. If you have a strong background in commercial and multifamily construction, excel at managing multiple stakeholders, and know how to keep a project moving seamlessly, we want to hear from you.Key Responsibilities Pre-Construction & Planning:
Act as the primary point of contact between Pride Investment Group and third-party CMs/GCs, architects, and engineers. Assist in project planning, developing comprehensive budgets, and establishing baseline timelines and Gantt charts. Review and negotiate contracts, scopes of work, and subcontractor agreements.Construction & Execution:
Oversee the daily/weekly progress of the CM/GC to ensure strict adherence to the project schedule and Gantt charts. Monitor onsite activities, enforce quality control, and ensure compliance with design specifications and safety standards. Manage and track all project documentation, including RFIs, submittals, daily logs, and change orders. Identify potential roadblocks early and implement effective, cost-efficient solutions.Financial & Bank Coordination:
Oversee the project budget, tracking all expenditures and forecasting costs to completion. Work directly with lending institutions and banks to manage the monthly draw process. Review and approve GC payment applications, verifying that work billed matches work completed onsite.Post-Construction & Closeout:
Drive the project closeout process, including punch list completion, final inspections, and obtaining Certificates of Occupancy (CO). Expedite permits, approvals, and any final paperwork required by local municipalities. Ensure all warranties, as-builts, and O&M manuals are properly handed over to the property management team.Qualifications & Requirements Experience:
Proven, extensive experience working as an Owner's Representative, Senior Project Manager, or Construction Manager explicitly in multifamily and commercial real estate development .Technical Skills:
Strong proficiency in reading blueprints, creating and managing Gantt charts, and using construction management software (e.g., Procore, MS Project).Financial Acumen:
Deep understanding of construction finance, budget tracking, and the bank draw process.Communication:
Exceptional leadership, negotiation, and communication skills to effectively manage third-party contractors and report back to ownership.References:
