Property Inspector Luxury Vacation Rentals (Part-Time)

Job Overview Sand and Surf Vacation is seeking a highly detail oriented Property Inspector to join our growing luxury vacation rental management team in Southern California. This position is ideal for someone who takes pride in organization, cleanliness, presentation, and noticing the small details others often miss. We manage high-end vacation homes throughout Newport Beach, Laguna Beach, Dana Point, and San Clemente, and we are looking for a reliable, professional individual who can help ensure our homes consistently meet the highest hospitality standards prior to guest arrivals. This is a part-time field based position averaging approximately 5-10 hours per week, though hours may fluctuate depending on occupancy and seasonal demand. Duties Conduct thorough post-cleaning and pre-arrival inspections of luxury vacation rental homes Ensure each property is fully guest-ready and meets company presentation standards Check for cleanliness, damages, missing items, maintenance concerns, odors, staging issues, and overall property condition Verify appliances, lighting, remotes, HVAC systems, Wi-Fi, televisions, locks, and other home features are functioning properly Restock and deliver supplies to homes as needed Shop for replacement household items and coordinate supply runs when necessary Document property condition, damages, and inspection findings using RentCheck and company systems Take clear, organized photos and submit detailed inspection notes Communicate promptly with management regarding urgent issues, damages, maintenance concerns, or cleaning deficiencies Coordinate professionally with cleaners, maintenance vendors, and property managers when needed Help maintain consistency and quality standards across all properties Qualifications Extremely detail-oriented with a strong eye for cleanliness and presentation Prior experience in hospitality, luxury property management, housekeeping inspections, Airbnb/VRBO operations, or hotel inspections is highly preferred Organized, proactive, and dependable Comfortable working independently and managing time efficiently Strong communication skills and professionalism Tech-savvy enough to use mobile apps, take/upload photos, and document inspections thoroughly Must have reliable transportation and be comfortable driving between coastal cities Must be comfortable lifting and transporting light supplies/items when needed Availability on weekends and holidays is preferred, as these are common turnover days in the vacation rental industry Ideal Candidate The ideal candidate genuinely notices the small things — crooked pillows, fingerprints on appliances, missing supplies, improperly staged rooms, maintenance issues, or anything that could impact a guest's experience.
