This role is responsible for optimizing property performance, preserving asset integrity, and executing ownership strategies designed to maximize Net Operating Income (NOI) and long‑term value. Acting as a trusted advisor to ownership, the Senior Commercial Property Manager delivers institutional‑grade management through disciplined financial controls, proactive tenant engagement, and strategic planning. Success in this role requires deep expertise in office and retail operations, commercial lease administration, operating expense recovery, capital planning, and risk mitigation. This position goes beyond day‑to‑day management to focus on asset positioning, tenant retention, and value creation across the portfolio. Key Responsibilities Office & Retail Asset Strategy Develop and implement multi‑year asset strategies for office and retail properties, including tenant mix optimization, amenity upgrades, and repositioning initiatives. Evaluate market conditions, occupancy trends, and competitive positioning to guide leasing, capital, and operational decisions. Collaborate with leasing teams to support renewals, expansions, and lease‑up programs that strengthen tenant retention and drive revenue. Financial Management & NOI Optimization Lead annual operating budget preparation and long‑term capital expenditure (CapEx) forecasting, with a focus on ROI‑driven improvements. Analyze financial performance at the asset level, identifying opportunities to enhance cash flow, control expenses, and improve recoveries. Review income and expense statements, rent rolls, and aging reports to ensure accuracy, completeness, and alignment with ownership objectives. Oversee operating expense recoveries, CAM reconciliations, and retail percentage rent calculations where applicable. Lease Administration & Tenant Relations Interpret, administer, and enforce commercial office and retail leases, including Triple Net (NNN), modified gross, and full‑service structures. Maintain strong relationships with office tenants and retail operators, addressing operational concerns and ensuring consistent service delivery. Understand and manage retail‑specific requirements such as exclusive use clauses, co‑tenancy provisions, operating hours, visibility standards, and signage compliance. Monitor and enforce rent collections, addressing delinquencies through lease‑compliant collection and enforcement strategies. Vendor & Contract Leadership Lead procurement, bidding, and negotiation of major service contracts including HVAC, janitorial, security, landscaping, and life‑safety systems. Ensure vendors meet service‑level expectations appropriate for office environments and customer‑facing retail properties. Implement cost‑effective solutions while maintaining quality, curb appeal, and tenant experience. Team Leadership & Oversight Provide leadership and direction to property managers and onsite maintenance personnel supporting office and retail assets. Establish performance expectations, monitor results, and promote operational excellence across the management team. Oversee third‑party contractors and specialty vendors, ensuring compliance with contractual obligations and property standards. Asset Preservation & Operations Conduct regular property inspections to ensure cleanliness, safety, curb appeal, and compliance with building standards. Implement preventative maintenance programs focused on critical building systems, minimizing downtime and obsolescence. Ensure properties comply with local codes, ADA requirements, and life‑safety regulations relevant to office and retail use. Risk & Crisis Management Lead emergency response planning and execution for office buildings and retail centers, including coordination with first responders and vendors. Manage insurance coverage, claims, and risk mitigation strategies in collaboration with ownership, brokers, adjusters, and legal counsel. Address incidents impacting tenant operations or consumer safety swiftly and professionally. Owner & Stakeholder Communication Serve as the primary point of contact for property owners and internal stakeholders. Deliver clear, narrative‑driven monthly and quarterly reports explaining financial results, operational challenges, and market conditions. Provide strategic recommendations supported by data and market insight to guide ownership decisions.
Qualifications Experience:
5-10+ years of progressive experience managing office and retail commercial properties, including multi‑tenant assets.Education:
Bachelor's degree in Business, Finance, Real Estate, or related discipline preferred.Certifications:
CPM, RPA, CCIM, or similar professional designation strongly preferred.Financial Expertise:
Advanced proficiency in budgeting, forecasting, financial analysis, CAM reconciliations, and NOI optimization.Technical Skills:
Strong working knowledge of Yardi Voyager and Microsoft Office, with advanced Excel skills required.Operational Knowledge:
Thorough understanding of office and retail building systems, tenant expectations, and lease structures.Leadership:
Proven ability to lead teams, manage vendors, and drive performance through accountability and collaboration.Communication:
Exceptional written and verbal communication skills, particularly in owner and tenant-facing interactions.Flexibility:
Ability to travel between properties and respond to operational issues outside normal business hours as needed.
