About the Role We are seeking a detail-oriented Financial Analyst to support our real estate investment platform across all active projects. This person will own the financial modeling, underwriting, and P&L reconciliation processes for our portfolio, working closely with deal teams, accountants, and executive leadership. Mandarin Chinese fluency is required to coordinate effectively with our accounting team. Key Responsibilities Proforma & Underwriting Build, maintain, and update detailed proformas for all real estate projects (acquisition, development, and disposition phases) Underwrite new investment opportunities including acquisition, development, value-add, and credit deals Conduct sensitivity analyses, scenario modeling, and return calculations (IRR, equity multiple, cash-on-cash, DSCR) Validate underwriting assumptions against market data, comparable transactions, and historical performance Prepare investment memos and underwriting summaries for internal review and investor reporting P&L Reconciliation Reconcile project-level P&L statements against budgets, proformas, and actuals on a monthly and quarterly basis Investigate and resolve variances; partner with property managers, GCs, and asset managers to explain deviations Coordinate with internal and external accountants to ensure accurate cost coding, capitalization, and reporting Maintain reconciliation workpapers and audit-ready documentation Reporting & Cross-Functional Support Produce monthly and quarterly portfolio performance reports for leadership and investors Track project budgets, draws, and cash flow forecasts Support quarterly valuations and year-end audit processes Liaise with accounting team in Mandarin to ensure consistent treatment across entities Required Qualifications Bachelor's degree in Finance, Accounting, Real Estate, Economics, or a related field 3-5+ years of experience in real estate financial analysis, investment underwriting, or fund accounting Fluent in Mandarin Chinese and English (written and spoken) - required to communicate with our accounting team Advanced Excel skills, including building complex proformas from scratch Strong understanding of real estate financial concepts: waterfalls, promote structures, debt sizing, capital stacks Experience reconciling project-level P&Ls and working with GL data Familiarity with accounting principles (GAAP); ability to bridge between underwriting assumptions and accounting reality High attention to detail with strong analytical and problem-solving skills Preferred Qualifications Experience across multiple asset classes (residential, credit/debt funds, land/entitlement) Familiarity with Yardi, AppFolio, MRI, or comparable real estate accounting systems CFA, CPA, or progress toward either certification Experience working with cross-border investment structures or Chinese investor reporting requirements What We Offer Exposure to a diversified real estate investment platform spanning homes, credit funds, and entitlement projects Direct collaboration with senior leadership and deal principals Competitive compensation, performance bonus, and benefits [Location / hybrid details to be added] Why Join AlphaX?
