Job Title:
Land Research SpecialistJob Description The Land Research Specialist supports the effective management of fee-owned lands and the protection of associated land rights. This role combines real estate law, contract negotiation, and land rights management to address complex surveillance, leasing, remediation, and litigation matters. The Land Research Specialist collaborates closely with internal stakeholders and external counsel to safeguard land assets, ensure regulatory compliance, and advance strategic business objectives. Responsibilities + Assist in managing fee-owned lands and protecting the organization's land rights across the portfolio. + Support the management and resolution of complex surveillance matters involving fee-owned lands. + Negotiate and draft complex commercial leases and licenses, including key legal provisions in governmental and non-profit leases and licenses. + Work directly with external counsel representing commercial lessees and licensees to negotiate terms that protect the organization's interests. + Review, analyze, and provide recommendations on proposed legislation that may impact the organization's landholdings and related rights. + Draft, review, analyze, and revise legal documents to protect land and land rights, ensuring accurate and enforceable terms. + Prepare and negotiate legal documents granting third parties limited temporary access to company lands, with clearly defined conditions and restrictions. + Assist with the management of property remediation and restoration efforts, including coordinating with responsible third parties. + Support recovery efforts from responsible third parties for remediation and restoration costs associated with land-related issues. + Assist the team leader with the management and oversight of litigated matters involving company lands and land rights. + Collaborate with internal business partners and external stakeholders while balancing legal, ethical, and political considerations. + Apply strategic thinking and practical implementation skills to make timely, well-reasoned decisions on land and legal matters. Essential Skills + Bachelor's degree (BS) required. + Professional background in law preferred, with experience in real estate or related legal practice. + If holding a Juris Doctorate, a minimum of 5 years of experience practicing law is strongly preferred for Land Research Specialist level 2. + If holding a Juris Doctorate, a minimum of 10 years of experience practicing law is strongly preferred for Land Research Specialist level 3. + Experience with real estate laws, rules, and regulations. + Demonstrated knowledge of real estate practices and principles. + Prior experience involving real estate litigation strongly preferred. + Experience in real estate law, permitting, land acquisition, leasing, and contract law. + Strong skills in drafting, reviewing, and negotiating legal documentation, including leases and licenses. + Ability to think strategically, innovate, and implement solutions tactically while making timely decisions. + Strong interpersonal and negotiation skills to work effectively with internal and external stakeholders. + Ability to manage and support litigation matters related to land and land rights. + Ability to model core values of safety, inclusion, integrity, and performance, and to demonstrate strong teamwork skills. Additional Skills & Qualifications + Juris Doctorate from an ABA-accredited law school strongly preferred. + Member of the Alabama State Bar with an active license preferred. + Prior experience with drafting and negotiating lease and license agreements preferred. + Experience in customer relationship management in a legal or real estate context. + Experience working with external counsel on commercial leasing and licensing matters. + Ability to balance legal, ethical, and political considerations while representing the organization's best interests. + Strong analytical skills for reviewing legislation and assessing its impact on landholdings. + Demonstrated ability to collaborate effectively in a corporate environment and within cross-functional teams. Work Environment This position is based at a corporate headquarters in Birmingham, Alabama. The role follows a hybrid schedule, with four days per week working onsite and one day remote. The environment is professional and office-based, with regular collaboration across legal, real estate, and business teams. The position requires a consistent onsite presence four days a week to support in-person meetings, negotiations, and coordination on land, legal, and remediation matters. Job Type & Location This is a Contract position based out of Birmingham, AL. Pay and Benefits The pay range for this position is $43.00 - $55.00/hr. Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
