Overview Better Homes and Gardens Real Estate Winans is a family-owned Texas brokerage with over 40 years of excellence in Texas real estate. We are searching for a driven, experienced Real Estate Sales Manager to join our growing team and make a direct impact on agent success, brokerage growth, and office culture across our North Texas locations. This is not a passive management role. We are looking for a proven leader who is energized by recruiting top talent, supporting agents through the complexities of real estate transactions, and ensuring our offices operate with the professionalism and precision that defines the Better Homes and Gardens Real Estate Winans brand. Prior experience in real estate management is strongly preferred — we want someone who has been in the seat before and is ready to hit the ground running, but will certainly consider qualified candidates who are looking for their first manager role in real estate. Location Sherman, TX Job Description As a Sales Manager at Better Homes and Gardens Real Estate Winans, you will serve as a key link between our agents and executive leadership, reporting directly to our Broker of Record. Your primary focus will span four core areas: Reviewing agent-submitted contracts for accuracy and compliance, providing hands-on support for agent questions around transactions and technology, recruiting experienced agents into the brokerage and overseeing the day-to-day operations of your assigned offices. You will be a visible, accessible, and trusted resource for the agents — someone who holds the standard for excellence while fostering a collaborative, growth-oriented culture consistent with our long-standing values. Key Responsibilities Agent Recruitment Proactively recruit experienced, licensed real estate agents from outside the brokerage through cold outreach, networking, social media, and community engagement. Maintain a robust pipeline of prospective agents and consistently track recruitment efforts and outcomes. Conduct engaging interviews and compellingly present the value and culture of BHGRE Winans. Collaborate with brokerage leadership to establish and achieve recruitment goals for the brokerage. Contract Review & Compliance Review agent-submitted contracts for errors, omissions, and compliance issues prior to processing. Ensure all documentation meets company standards as well as
TREC/TAR
requirements. Provide timely, accurate feedback to agents to correct issues and prevent delays in closing. Agent Coaching & Transaction Support Serve as a knowledgeable, go-to resource for agents navigating transaction questions, technology platforms, and tools. Provide mentorship and strategic guidance to help agents achieve their individual production goals. Actively participate in regular office meetings that cover market updates, policy or contract changes, and company initiatives and new tool launches. Office Management Oversee daily operations for assigned office locations. Maintain a positive, professional office environment that reflects the BHGRE Winans culture and brand standards. Support the onboarding of newly recruited agents to ensure a seamless transition into the brokerage. Ensure agents are trained on and effectively utilizing company technology platforms. Stay current on industry trends, local market conditions, and regulatory changes to keep the team competitive and compliant. Qualifications Experience & Licensing Minimum of 5 years of experience in residential real estate, required. Prior experience in a real estate management, office manager, or team lead role is strongly preferred — candidates who have managed agents or led a real estate team will be given priority consideration. Active Texas Real Estate Sales License required; Broker's License is a plus but not required. In-depth understanding of Texas real estate contracts, transaction processes, and local market dynamics. Skills & Attributes Exceptional interpersonal and communication skills — approachable, direct, and effective with both agents and leadership. Strong organizational skills with the ability to manage multiple priorities, deadlines, and office locations simultaneously. Comfortable reviewing contracts with a sharp eye for detail and compliance. Confident and proactive recruiter who is energized by building relationships and selling a vision. Technologically savvy and comfortable navigating multiple platforms. High emotional intelligence; able to handle confidential information with discretion and resolve conflict calmly and professionally. Self-starter with a bias toward action, strong judgment, and a drive to exceed goals. Forward-thinking, innovative mindset with high ethical standards and a professional demeanor. What We Offer Competitive compensation of $65,000 - $100,000 per year, commensurate with experience including performance-based bonus structure with meaningful earning potential.
