• Salaried Single Family Residential Asset/Property Manager Block and Associates Realty, an esteemed single-family property management company in Cary is seeking a candidate to play a key role in managing our expanding portfolio.

Your expertise and experience will be vital to the seamless operation of our properties.

Primary Responsibilities:

Manage property portfolio with a focus on owner communication and financial management. Reduce portfolio churn, enhance owner satisfaction, and optimize financial performance. Collaborate with assessment, maintenance, tenant support, leasing, and other departments to deliver a top-notch experience. Conduct property visits to ensure maintenance and safety compliance. Oversee rent collection, manage delinquencies, review budgets, expenses, and financial reports. Supervise renovation and improvement projects, evaluating potential ROI. Handle legal issues related to evictions, lease violations, and disputes, coordinating with legal counsel as needed. Monitor and analyze KPIs like occupancy rates, rental income, and maintenance costs to improve asset performance.

Key Duties:

Conduct market research on rental trends, competition, and property values; use data analysis to enhance rental yields and property performance. Coordinate property management functions, ensuring proactive owner communication. Handle assessment reviews and security deposit filings; ensure compliance with state timelines for statements and refunds. Utilize AppFolio and other tools for efficient property management. Perform property inspections and manage maintenance and turnover requirements. Collaborate with business development to grow the client base. Stay informed about local laws and regulations; ensure property compliance with safety codes, zoning laws, and manage risk factors. Take on additional and ad hoc projects or requests from leadership.
