Job Description

The Account Manager is responsible for overseeing janitorial operations and client relationships within an assigned portfolio of customer accounts. This position ensures service excellence, contract compliance, employee engagement, safety performance, and financial results. The Account Manager serves as the primary liaison between clients and operations teams, working to maintain high customer satisfaction while achieving business objectives.
Compensation:
$95,000.00 annual salary (US Dollars) The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant's education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program 401(k) - You become eligible to make personal contributions beginning the first of the month following 30 days of employment. You become eligible for the ABM match beginning the first of the month following six months of employment. ABM matches your pre-tax and/or Roth contributions, dollar for dollar, for the first 3%. For the next 2%, ABM contributes $0.50 for each dollar you contribute. Your contributions and match are immediately vested.

ABM Employee Benefits:
Staff & Mgmt Required High school diploma or GED required; associate's or bachelor's degree preferred. Minimum 5 years of management experience in janitorial, facility services, custodial, hospitality, or related operations. Proven experience managing client relationships and service delivery. Strong leadership, organizational, and problem-solving skills. Proficiency with Microsoft Office Suite and business management systems. Valid driver's license and ability to travel between customer locations. Preferred Bilingual English/Spanish. Experience managing multiple facilities or large-scale janitorial contracts. Knowledge of floor care, carpet care, green cleaning practices, and industry standards. Experience with budgeting, labor management, and P&L accountability. Physical Requirements Ability to walk and inspect facilities for extended periods. Ability to lift up to 25 pounds occasionally. Frequent standing, bending, reaching, and climbing stairs. Ability to work flexible schedules, including evenings, weekends, and holidays when necessary. Work Environment Commercial office buildings, manufacturing sites, distribution centers, airports, educational facilities, healthcare facilities, or other customer locations. Combination of office work and field-based operational oversight. Regular travel between assigned accounts. Manage day-to-day janitorial operations for assigned customer accounts. Develop and maintain strong client relationships through regular communication and site visits. Ensure all services are delivered according to contract specifications, company standards, and customer expectations. Conduct routine quality inspections and implement corrective actions as necessary. Monitor account performance, customer satisfaction, and service metrics. Recruit, hire, train, develop, and retain janitorial team members and supervisors. Manage employee scheduling, staffing levels, attendance, and labor utilization. Ensure compliance with all company policies, client requirements, and safety regulations. Investigate and resolve customer concerns, complaints, and service issues in a timely manner. Oversee inventory management for cleaning supplies, equipment, and consumable products. Manage operating budgets, labor costs, and account profitability. Review payroll, labor hours, and operational reports for accuracy and efficiency. Identify opportunities for service enhancements, contract growth, and additional revenue. Coordinate special projects, floor care services, seasonal work, and emergency response activities. Maintain accurate operational records and prepare management reports as required.
